At the developer’s re
quest, the Hall County
Planning Commission ta
bled a public hearing over
a massive industrial-resi
dential project proposed for
South Hall to Aug. 4.
The hearing was set for
Monday (June 16) when the
planning board granted the
postponement.
The developer, K2P Land

Suwanee, proposes 1.72
million square feet of light
industrial warehouse space
and 700 homes for Old
Winder Hwy. in South Hall,
near Braselton.
The 279-acre site is lo
cated at 5401 Old Winder
Hwy. and shares a property
line with Michelin Race-
way Road Atlanta, which
is situated to the east.
K2P Land Partners seeks
a rezoning from agricultur-
al-residential to residential
multi-family for the resi-
dential portion and rezoning
from agricultural-residen
tial to light industrial for the
warehouse portion.
The warehouse space
would be constructed on
a 194-acre portion of the
tract. According to a Devel
opment of Regional Impact
study, approximately 6,300
linear feet of new roadway
and parkway will be built
to serve the warehouse de
velopment. Meanwhile,
residential plans call for
320 apartments and a mix
of stacked flats and town-
homes totaling 380 units on
84 acres.

Max price set for
Hoschton sewer
system expansion

Having been in the plan
ning stage for years, the City
of Hoschton has now secured
an 80% guaranteed maximum
price (GMP) of $31.82 million
with Reeves Young to ex
pand its wastewater treatment
plant to a capacity of 950,000
gallons per day. Money paid
during this phase will also help
facilitate the planned transition
to two million gallons per day.
The Hoschton City Council
voted to accept the GMP on
June 17.

cost is expected when plans

to inflation and the inclusion
of 30% extra capacity in the
design in preparation for the

Hoschton approves Si.14 million bid for water line upgrades

The Hoschton City Coun
cil has approved a $1.14 mil
lion bid to complete Phase II
of its water system improve
ments with the installation of
new 12-inch water lines on
New St.
The council reviewed the
bid at its Thursday (June 12)
work session and approved

the proposal on Tuesday
(June 17).
The new 12” line is part of
a 12-inch water main, which
runs from the north water
tank on West Jackson Rd. to
East Jefferson St and then to
New St.
The city, which received
12 bids for the project,
awarded the bid to Civil
Constniction.
“That was the most bids I
have seen on any local gov
ernment project in probably
a decade or more,” said Jerry
Hood, the city’s engineering
consultant.

In other news, the council:
•approved a travel policy
for city employees.
•approved a $1,993 pur
chase proposal, after trade-
ins, for a new public works
lawnmower.
