Care of Carrollton, a part of Tanner Medical

Dr. Bain was previously with Carroll County
Nephrology. She is board-certified in internal
medicine. She earned her medical degree
from Texas A&M Health Science Center
College of Medicine in Temple, Texas. She
completed an internship, residency and
fellowship atTulane University School of
Medicine in New Orleans.

Since 2007, average sales price of home in Carroll County dropped 42.2%

The good news in residential real estate
in Carroll County is that the number of
days a house is on the market has declined
significantly since 2007. The bad news is
that since 2007 the average sales price of a
house declined by 42.2 percent. (What the
houses sold in 2007 and in 2010 had
previously sold for is unknown.) In 2007,
the average sales price was $159,629. In
2010, it was $92,242.

house was on the market was 146. In
2010, it was 124 days. The decline in how
long it took on the average to sell a house
from 2007 to 2010 is likely due to the
large number of investors who purchased
homes with cash; thereby eliminating the
waiting period that would have been
required for these buyers to have
borrowed this money. In 2008, the number
of days it took to sell a house averaged
139 days. In 2009, it averaged 144 days.
The average sales price has declined
every year since 2007, declining the most
absolutely and also relatively from 2009 to
2010.

Increasing every year was the percent
of the homes that were sold that were
owned by banks, that is, the portion of
these homes that had been foreclosed on
by banks. A large increase in both the
number of the homes owned by banks and
the percent of sales they accounted for
took place between 2007 and 2008. (The
total number of these homes that had been
foreclosed on is unknown.)
Shortly before the Carroll County Board
of Assessors office closed for the 2010
Christmas holidays, its data base
contained 1,245 foreclosure deeds that had
been filed at the Clerk’s office since
January 1, 2010. These are the deeds for
property whose ownership had changed as
a result of foreclosure.

The S&P/Case-Shiller index released on
December 28, 2010 reported that for
Atlanta in October 2010 this index
reached its lowest level since home prices
began to fall in 2006 and 2007. Home
prices, this report showed, fell across 20
major metropolitan areas by 1.3 percent
from September to October. Some
economists expect declines to continue
until at least the spring of 2011.
According to the National Association
of Realtors, the sale of foreclosures and
other distressed sales have accounted for
more than 30 percent of home sales
nationwide.
Housing is still affected by the subprime
mortgage collapse that began the
recession. Unemployment resulting from
the recession led to a wave of defaults and
foreclosures. Rather than incur the cost of
holding onto homes they foreclose on,
banks will try to sell them and may take a
loss on the sale. These sales and vacant
homes in a neighborhood reduce the
market value of other homes.
