Rezoning - The REZ2024-03 ap plicant, Hope of the Generations Church of Upson County, Geor gia, represented by Pastor T. Scott Harper, has requested that Upson County rezone 53.69 acres MOL at 212 McCard Road from A-R to P-M (Planned Devel opment-Mixed Use) for devel opment of a new house of worship campus to include a sanctuary, cabins/cottages, of fices and recreational facilities. The property is currently owned by Alfred L. McCard of Atlanta, Georgia. The lot is further identi fied as tax parcel 014 053, Land Lot 146 of the 15th Land District. This public hearing is continued from the April 8, 2024 meeting. Variance - The VAR2024-02 ap plicant, 2015 Yatesville, LLC/Salim Thobani of Decatur, Georgia, has requested that Upson County permit a variance of approximately fourteen (14) ft from the loo-foot arterial road, front yard setback requirement of the C-2 zoning district. The prop erty is located at 2015 Yatesville Hwy/SR 74. Additionally, mod ification of the thirty-foot (30) green space buffer, required by the GC-i (Gateway Corridor) overlay district is being re quested, limiting it to ten (10) feet deep in some areas. The addition of gas pumps with a canopy is proposed. This is the site of the former Mommie's Trading Post business, The property is .70 acres MOL, further identified as being in Land Lot 126 of the 10th Land District, on tax parcel 069 095. This is a modified version of the VAR2024-01 request. The Upson County Board of Com missioners is scheduled to hold public hearings for a special ex ception and a text amendment at its regular May 14, 2024, 6:00 pm meeting. Special Exception - The SPX2024-02 owners and appli cants, Jessica Butler and Timothy Pryor of Williamson, Georgia, have requested that Upson County approve an A-R special exception for a recreational facil ity composed of a recreational ve hicle park of 60-75 sites at 1922 Lawrence Road. The recreational facility use is listed under the Special Exceptions section of the A-R zoning district, Section 504.B..4a, Upson County Zoning Ordinance. The 61.57-acre MOL property is more referred to as being in Land Lots 219 and 224 of the 15th Land District and is further identified as tax map par cels 005 oil and 012.
