GA CONCEPT 2 FORESITE Graphic courtesy of Dawson County Planning and Development By Julia Hansen juliahansen@dawsonnews.com Dawson County com missioners will soon have the chance to decide whether to approve a rezoning request that would allow for the construction of townhomes in a gully behind a popular shop ping center near Ga. 400. The Board of Commissioners is set to hold a public hearing on May 16 about an amended master plan for a 42-townhome project between the Dawson Crossroads retail area and the Crossings of Dawsonville property. The board’s voting session will take place immediately following their 4 p.m. work ses sion in the second-floor assembly room of the Dawson County Government Center. At their April 16 meeting, the Dawson County Planning Commission unani mously voted to recom mend approval of the amended master plan. This change would allow for 42 townhomes to be built instead of the 84 apartments that were originally planned for the eight-plus acres of land. The request also included the deletion of a stipulation that the development would con nect via World Wide Drive to allow access to Carlisle Road. Development consul tant Jim King told the planning board on April 16 that “a lot of grad ing” would be needed to help them get down into the lower area to build the townhomes. A representative for commercial real estate firm Halpern Enterprises, who owns Dawson Crossroads, spoke with King in sup port of applicant Dawson Forest Owner LLC’s request. The planning com mission’s recommenda tion was contingent on a stipulation that there be a secondary access point for the town- homes. Currently, the eight- acre parcel is surround ed by other landowners’ property, and World Wide Drive and other nearby internal roads are private. Talks at the April 16 meeting yielded that the primary access point would be behind Brooklyn Joe’s and the shopping center, while the secondary access point remained up for debate. Original plans had secondary access from the top of the Crossings development down a steep drop-off to the proposed residential project from the com mercial area. However, the speakers discussed that the developer would have to get permission from the Crossings property owner to place the sec ond entrance near the apartments’ entrance. Planning commission members also pointed out potential issues with pedestrian foot traffic and vehicle conflict points, given the exist ing commercial activity at the retail center.
