Several years ago two brothers by the
name of <'arrut|i, of Tennessee, purchased
4,noo acres of land near Dallas, Texas, ami
divided it up into tract of forty and sixty
acres. On each tract there was built a
very neat cottage aud all Um> necessary
«n*buildings, These small farms were
ch'-n supplied with stock, farming imple¬
ments amt seed, and rented out to good
tenants, 1 n the selection »f tenants great
care was exercised, since only those were
wanted who were thrifty amt industrious.
The leases stipulated that the rent should
he paid in cotton, corn, or whatever was
raised. Provision was also made fur a fail¬
ure in the crops amt other contingencies.
In everything a strict regard was paid to
justice and fair dealing. The result of the
plan is that to-day tile (.'smiths are very
wealthy men. Their tenants are very
prosperous and happy, and comfortably
