hidden; out of reach and out

and very attention getting.
♦Ditto knives and other
sharp things.

chemicals, including laundry

ticides, are kept completely

Don t Overlook Precautions
For most of us, the
purchase of a home is the
largest investment we will
ever make. That’s why
advance precautions to
safeguard real
estate owner
ship are so
important. An
excellent
example of
these protec-

is a title search right down to
the day your transaction is
completed.
A title search and owner’s
title insurance are a good
idea, no matter how reliable
and honest the seller of a
home may seem. The
following case from the files
of a title insurer will
illustrate.
Recently, a young couple
became interested in
purchasing a home and
assuming the existing
mortgage. The price was quite
attractive, and the seller
cooperative. In conversation,
the seller told the couple
there was no need to call in a
title company because he
already had an owner’s title
insurance policy he would
give to them. The seller added
there was an FHA-insured
loan on the home and told
the couple they could be sure
the government wouldn’t
back a loan on property with
a bad title.
What the seller didn’t tell
the couple was that his
owner’s title insurance would
not protect them at all. It
only safeguarded him against
title hazards dating up to the
time he purchased the
property — and did not
protect him or the couple
against subsequent problems
of his own making.
A title search subsequently
was ordered in connection
with the couple’s pending
transaction and revealed that:
— Three federal tax liens
had been filed against the
seller
— There was an unpaid
paving assessment against the
property
The sale was never
completed and the couple
was spared serious difficulty
and possible financial loss.
Taking proper precautions
to see that your interests are
protected is highly
recommended before you
purchase a home or other real
estate. That includes the
purchase of owner’s title
insurance, which always is
based on an up-to-date title
search.

Production of the principal
commercial vegetables for fresh
market and processing in
Georgia last year was valued at
$10,628,000. The Crop
Reporting Service says this is a
decrease of 8.6 percent from
the 1970 value of
$11,634,000. The decrease,
according to CRS, was due
mainly to lower prices for
cantaloupes and lower yields
for watermelons and tomatoes.

This may turn out to be
somewhat inconvenient for
you but when you think
about what might happen
if . . . it’s well worth the
trouble.
♦Surprisingly, it’s not fire
that’s the major cause of acci
dents in the home, but slips
and falls! So double check
the kitchen floor. If there’s
slippery wax build-up, you
can easily remove it with a
good, all-purpose heavy-duty
cleaner like Lestoil.
♦Don’t slip up on “spills”
either. Always wipe them up
as soon as they happen,
especially greasy ones.
Lestoil, with its natural grease
dissolving ingredient, removes
those hazards in a jiffy.
*Avoid bumps and bruises
by getting into the habit of
keeping drawers, cabinet
doors, anything that’s “child
high”, closed. If your kitchen
table or cabinets have sharp
corners, pad them with thick
tape.
♦ls you haven’t got a fire
extinguisher in or near the
kitchen, keep a large con
tainer of baking soda or table
salt near the stove. Either one
will smother grease fires
effectively.
♦And when you’re cooking
and there’s a toddler around,
make it a habit to always turn
pots so the handles point
toward the back of the stove.
In that way little exploring
hands can’t reach up and pull
the pot — with its scalding
contents — all over himself!
