After the meeting, Joshua Scoggins, lawyer for the project, said he would confer with the applicant, Rochester & Associates, a Gainesville engineering firm, to deter mine the impact of the requirement. “That is a density reduc tion, a backdoor way of reducing density,” he said. The proposal had called for one-car garages for 144 three-bedroom units and two-car garages for 72 four-bedroom units. The development would be on 40 acres at 3940 Oakwood Road and 7.3 acres at 3950 Oakwood Road, wrapping around Brock Drive, which juts off Oakwood Road, according to a site plan of the project. The development would feature a clubhouse, mul tipurpose field, two pocket parks and playground. The action taken by the council was basically a site plan approval, as the zon ing category — planned residential development — isn’t changing. “This is already zoned. We are currently approved on the big piece (of the property) for 10 units per acre and 40,000 square feet of commercial (space),” Scoggins said. “We are approved on the smaller tract for 64 townhomes. Our proposal cuts the density ... to 4.6 (units per acre).” Oakwood Planning Com mission had recommended denial of the project at its Oct. 19 meeting. Initially, Commissioner Tony Mill- wood said he thought the proposal should be post poned “until we see a bet ter site plan,” but then he sought to deny the project. Hall sheriff’s office, Gainesville police earn highway safety honors BY NICK WATSON nwatson@gainesvilletimes.com The Hall County Sheriff’s Office and Gainesville Police took first- and sec ond-place honors, respectively, at the Governor’s Office of Highway Safety’s Governor’s Challenge Awards Friday, Nov. 6 in Macon. The sheriff’s office ranked first for departments with 201-500 officers, and Gainesville Police took second behind the Alpharetta Department of Public Safety for departments with 101-200 officers. Georgia law enforcement agencies submit applications annually detailing their traffic safety efforts to the high way safety office. “These awards give us the opportu nity to recognize Georgia’s law enforce ment officers and let them know they are making a difference every day when it comes to saving lives on our roads,” Governor’s Office of Highway Safety Director Allen Poole said in a news release. “We were honored to return this year to once again put the spotlight on the police officers, sheriff’s deputies and state troopers who help keep our roads safe.” Gainesville Police also took home the special category award for “occu pant protection.” The project calls for a 5-story, 87-room Candle- wood Suites at 3783 Mundy Mill Drive, behind Best Western Plus Lake Lanier Gainesville Hotel & Suites and near Mundy Mill Road and Interstate 985. Duluth-based Detroit Lender LLC’s proposal has been ongoing since Feb ruary, beginning with the council’s initial denial of the project because it did not fit the city’s long-range comprehensive land-use plan. The developer was able to get the land-use plan changed to accom modate a hotel and is now asking for rezoning. Oakwood Planning Com mission recommended approval of the rezoning at its Sept. 21 meeting, but then the request failed to pass at the council’s October meeting.
