Southwest Glynn 271 acre rezone put on hold

Glynn County’s Mainland Planning
Commission (MPC) deferred action
two weeks ago (Wednesday, Oct. 16)
on the rezoning of a 271 acre tract of
property off of Myers Hill Rd. in the
southern part of the county, west of
1-95 Exit 29.
The deferral was at the request
of the applicant, Jake Lemmings of
Roberts Civil Engineering, on behalf
of property owners Laura Ebbert and
Anna Wheeler and was primarily due
to the large number of people who
attended the meeting to oppose the
rezoning.
The property consists of two par
cels, parcel #1 is 189 acres, and zoned
Planned Development (PD), parcel #2
is 82 acres, and zoned Forest Agricul
tural (FA).
The two-part rezoning request is to
decrease the density on parcel #1 from
8,000 sq. ft. lots to 7,000 sq. ft., which
would increase the density, which is
currently 250 lots under the existing
PD text.
In addition, the owners are ask
ing to rezone parcel #2 from FA to the
same PD text as parcel #1. Under the
FA zoning the current density is one
unit per acre with well and septic or
one unit per half an acre with public
water and sewer.
Note: According to Planning Man
ager Stefanie Leif, there is public wa
ter available off Myers Hill Rd., but no
public sewer.
The overall change would be to al
low both single family dwellings and
townhomes on the two parcels with a
density of 450 units - 300 single fam
ily residences and 150 townhomes.
The lot size for single family would
be 7,000 sq. ft. and 1,600 sq. ft. for the
townhomes.
During his comments Jake Lem
mings said they had made adjust
ments to the layout based on conver
sations with residents of a nearby
neighborhood to the east who had con
cerns about drainage.
Lemmings also noted that his cli
ent was aware that townhomes are
an issue of concern for the nearby
residents. He said based on that
they had reduced the density of the
development.
Lemmings said his clients were
aware of the issues that people would
be bringing up during the public hear
ing and told the MPC they would go
ahead and request the deferral in or
der to meet with residents and go back
to the drawing board to work on revi
sions to the overall project.
Lemmings also said they have been
discussing getting public sewer to the
property with the Brunswick Glynn
Joint Water and Sewer Commission
and the number of units would be con
nected to sewer availability.
Boatright moved forward with
public hearing noting that the prop
erty owner had already asked for a
deferral, which was later approved.
In other business the MPC:
• approved a site plan for a new
59,500 sq. ft. distribution facility and
associated infrastructure at 120 Cher
okee Trail. The site is zoned Planned
Development (PD);
• approved a site plan for a new 400
sq. ft. commercial office trailer and as
sociated infrastructure at 190 Front
age Road. The site is zoned PD;
• approved a site plan for a new
672 sq. ft. commercial office trailer at
351 Martin Palmer Drive. The site is
zoned PD;
• approved a Conditional Use Per
mit for a convenience store and fuel
station (automobile service station) in
the Highway Commercial (HC ) zoning
district at 101 McKenzie Drive and
7015 New Jesup Highway; and
• approved a site plan for a new
RV resort and associated infrastruc
ture at 168 Petersville Rd. The site is
zoned PD.
Fort Frederica winter hours
Fort Frederica National Monument,
Saint Simons Island, has begun win
ter hours. The Visitor Center will be
closed on Monday and Tuesdays, and
there will be no public programming.
The grounds will remain open 9 a.m.-
5 p.m. seven days a week for people
to explore. The Visitor Center will
be open Wednesday through Sunday
from 9 a.m. - 5 p.m.
