FINANCE, INC. a certain security deed
containing power of sale in order to
secure indebtedness therein recited, as
shown by the record of same in Deed
Book 1078, page 426 of the Public
Records of Houston County, Georgia,
conveying the following property, to-wit:
All that tract or parcel of land situate,
lying and being in Land Lot 80 of the
Tenth Land District, Houston County,
Georgia, and in the City of Perry, known
and designated as Parcel "B-2" contain
ing 0.258 acres as more fully shown on a
plat of survey by Walter G. Clements,
Surveyor, dated April 16, 1991 and
revised January 20, 1992, and a copy of
said revised plat being recorded in Plat
4?ook 41, Page 159, Clerk's Office,
Houston Superior Court. Said revised plat
and the recorded copy thereof are hereby
made a part of this description by refer-
ence thereto for all purposes.
This security deed was executed to
secure a debt evidenced by a note, and
the amount and terms and conditions of
the debt are shown in the security deed.
The debt secured by this security
deed has been and is hereby declared
due because of, among other possible
events of default, non-payment of the
monthly Installments on said loan.
THEREFORE, according to the terms
of this security deed and the applicable
law, the undersigned will, after proper
advertisement, sell the above described
property to the highest bidder, for cash,
on the first Tuesday in September, 1995,
during the legal hours of sale before the
Courthouse door in Houston County,
Georgia. This property will be sold as the
property of Robert Larry Lawson and the
sale will be subject to the following: Any
outstanding ad valorem taxes (including
taxes which are lines, whether or not due
and payable), any matters which might be
disclosed by an accurate survey and
inspection of the property, and assess
ments, liens, encumbrances, zoning ordi
nances, restrictions, covenants, and mat
ter of record superior to the security deed
first set out above. The proceeds of the
sale will be used first to the payment of
the debt to the undersigned, including
principal, interest, attorneys fees and
expenses, and the balance, if any will be
distributed as provided by law. To the best
knowledge and belief of the undersigned,
the property is now in the possession of
Robert Larry Lawson.

NOTICE OF SALE UNDER POWER
Under and b/ virtue of the Power of
Sale contained in a Security Deed given
by Dennis C. O'Brien and Brenda C.
O'Brien to C&S Real Estate Services,
Inc., dated July 24, 1990, recorded in
Deed Book' 887, Page 552, Houston
County, Georgia Records, conveying the
after-described property to secure a Note
in the original principal amount of
EIGHTY THREE THOUSAND EIGHT
HUNDRED EIGHTEEN & NO/100 DOL
LARS ($83,818.00), with interest thereon
as set forth therein, there will be sold at
public outcry to the highest bidder for
cash before the courthouse door of
Houston County, Georgia, within the legal
hours of sale on the first Tuesday in
September, 1995, the following described
property:
EXHIBIT "A'
All that tract or parcel of land, lying
and being in Land Lot 67 of the Fifth (sth)
Land District of Houston* County,
Georgia, being known and designated as
Lot 8, Block "C\ Section No. 2, Phase
No. 2, Quail Run West Subdivision,
according to a plat of survey prepared by
Story Surveying Company, and filed, of
record on September 23, 1983, in Plat
Book 26, page 76, Clerk's Office,
Houston Superior Court. Said plat and
the recorded copy thereof, including the
metes, boundaries, courses, distances
and dimensions, are incorporated herein
by reference thereto for all purposes.
Said tract of land herein is subject to
those protective covenants filed of record
in Deed Book 650, Pages 48-55, said
Clerk's Office. Said tract of land herein is
subject to an easement for drainage and
utility purposes over, upon and across the
westerly ten (10) feet of the property as
shown on said plat of survey. *
The debt secured by said Security
Deed has been and is hereby declared
due because of, among other possible
events of default, failure to pay the indebt
edness as and when due and in the man
ner provided in the Note and Security
Deed. The debt remaining in default, this
sale will be made for the purpose of pay
ing the same and all expenses of this
sale, as provided in the Security Deed
and by law, including attorney's fees
(notice of intent to collect attorney's fees
having been given).
Said property will be sold subject to
any outstanding ad valorem taxes
(including taxes which are a lien, but not
yet due and payable), any matters which
might be disclosed by an accurate survey
and inspection of the property, any
assessments, liens, encumbrances, zon
ing ordinances, restrictions, covenants,
and matters of record superior to the
Security Deed first set out above.
To the best knowledge and belief of
the undersigned, the party in possession
of the property is Dennis C. O'Brien and
Brenda C. O'Brien or a tenant or tenants
and said property is more commonly
known as 641 Smithville Church Road,
Warner Robins, Georgia 31088.
