NOTICE OF FORECLOSURE
UNDER POWER OF SALE
STATE OF GEORGIA
COUNTY OF HOUSTON
On the 26th day of October, 1994,
ALVIN STANLEY, JR. and PATRICIA V.
STANLEY executed a deed to secure
debt in favor of CROSSROADS BANK
OF GEORGIA securing a note of even
date in the original principal amount of
$139,500.00, said indebtedness being
due and payable in accordance with the
terms and conditions contained in said
note, said security deed being of record
in Deed Book 1122, Pages 181-183,
Clerk's Office, Houston Superior Court.
By virtue of the power of sale con
tained in said deed to secure debt, there
will be sold by the undersigned at public
outcry to the highest and beet bidder for
cash before the Courthouse door of
Houston County, Georgia, within the legal
hours of sale, on the first Tuesday in
October, 1995, same being October 3,
1995, all of the following described prop
erty:
All that tract or parcel of land situate,
lying and being in Land Lot 100 of the
Fifth Land District of Houston County,
Georgia, being known and designated as
Tract l-D, containing 1.000 acre according
to a plat of survey prepared by Waddle &
Company, dated September 9, 1986, and
recorded in Map Book 31, Page 84,
Clerk's Office, Houston Superior Court.
Said plat of survey and the recorded copy
thereof are hereby made a part of this
description by reference thereto.
The debt secured by said deed to
secure debt has been declared due
because of default in the payments there
on, and in the due performance of the
covenants therein contained, as well as
failure to make the payments on the
promissory note and deed to secure debt
as above described. The debt remaining
in default, this sale will be made for the
purpose of paying same and all expens
es of the sale, including reasonable attor
ney's fees.
Said property shall be sold as the
property of ALVIN STANLEY, JR. and
PATRICIA V. STANLEY and their succes
sors in title, subject to outstanding ad val
orem taxes, easements, and as will oth
erwise appear on the public records in
Houston County and other restrictions of
record. To the best of the undersigned's
knowledge and information, the above
described property is presently in the
possession of ALVIN STANLEY, JR. and
PATRICIA V. STANLEY.

Sections 44-14-162 through 4.4-14-162.4
has been provided in accordance with the
provisions of the aforesaid Code sec

William P. Kovash, hereinafter referred to

Financial Services, Inc., a/k/a/ First
Family Financial Services of Ga~, Inc.,
Grantee, dated the 10th day of May, 1993
and recorded in Deed Book 1025, Page
177, Clerk's Office, Houston County
Superior Court, said Deed to Secure
Debt having been given to secure a note
dated the 10th day of May, 1993, there
will be sold by the undersigned at public
outcry, during the legal hours of sale
before the Courthouse of Houston
County, Georgia on the first Tuesday in
October, 1995, to-wit: the 3rd day of
October, 1995, to the highest and best
bidder for cash, the following described
property:
ALL THAT TRACT OR PARCEL of
land situate, lying and being in Land Lot
223 of the Tenth Land District of Houston
County, Georgia known and designated
as Lot 11, Block D., Section No. 2, Phase
No. 6 of a subdivision known as Idlewood
Acres, according to a plat of survey of
said subdivision prepared by Robert L.
Storr, Surveyor, dated August 1, 1979 a
copy of which is of record in Map Book
22, Page 238, Clerk's office, Houston
Superior Court. Said plat and the record
ed copy thereof are hereby made a part
Of this description by reference thereto.
The above described property is con
veyed subject to Protective Covenants as
contained in instrument dated April 24,
1980 of record in Deed Book 573, Pages
142-146, Clerk's Office, Houston
Superior Court, also subject to an ease
ment for drainage and utility purposes
over, upon and across the rear ten (10)
feet of said property as shown on the
aforesaid recorded plat of survey.
The debt secured by said Deed to
Secure Debt and Note has been and is
hereby declared due and payable in full
because of default pursuant to the terms
of said Deed to Secure Debt and note.
Notice has been given to enforce provi
sions for collection of attorney's fees and
foreclosure in accordance with the legal
requirements and the terms of the Deed
to Secure Debt and Note. The indebted
ness remaining in default, the sale will be
made for the purpose of applying pro
ceeds thereof to the payment of the
indebtedness secured by the Deed to
Secure Debt, accrued interest and
expenses of the sale and other sums
secured by the Deed to Secure Debt,
including the attorney's fees and the
remainder, after applying said proceeds
to other indebtedness owed by Grantors
to Grantee, if any, shall be applied as pro
vided by law.
To the best of the undersigneds
knowledge and belief, the property is in
the possession of Ephraim Streeter, Jr.
and Ruth Ann Streeter and said property
will be sold as the property of Ephraim
Streeter, Jr. and Ruth Ann Streeter. Said
property will also be sold subject to the
Deed to Secure Debt from Ephraim
Streeter, Jr. and Ruth Ann Streeter to
First Financial Services of Warner
Robins, Inc. dated May 14, 1980 and
recorded in Deed Book 573, Page 1489
and thereafter assigned to Georgia
Housing and Finance Authority on
November 24, 1992 and recorded in
Deed Book 1024, Page 705, all of record
in Houston Superior Court, and to all out
standing ad valorem taxes, street
improvements, and easements or restric
tions of record, if any. The undersigned
will execute a deed to the purchaser at
