Judgment of the DeKalb County Su
perior Court entered against Joseph
M. Scarpaci a/k/a Joseph Scarpaci,
dated March 19, 2013, Civil Action
Number 12CV3988-7, and in accord
with the Order in said case Granting
Default Judgment as to Defendant
CitiFinancial, Inc., dated September
18, 2012, and recorded at Deed Book
23848, page 397, DeKalb County,
Georgia records, there will be sold by
the DeKalb County Sheriffs Office at
public outcry to the highest bidder for
cash before the Courthouse door of

The debt secured by the Condomini
um lien, which as of June 23, 2014,
totals $18,107.39 has been and is
hereby declared due because of fail
ure to pay the indebtedness as and
when due in the manner provided for
in the Amended and Restated De
claration of Condominium for Idle-
wood Condominiums and the bylaws.
The debt remaining in default, this
sale will be made for the purpose of
paying same and all expenses of the
sale, as provided in the Georgia Con
dominium Act, O.C.G.A. § 44-3-70, et
seq., and the Amended and Re
stated Declaration of Condominium
for Idlewood Condominiums (notice
of intent to collect attorney’s fees
having been given). The excess, if
any, will be distributed to the person
or persons legally entitled thereto.

belief of the undersigned, Joseph M.
Scarpaci, or his tenant(s) are in pos
session of the unit. The unit will be
sold subject to (a) any outstanding ad
valorem taxes, including taxes which
are a lien but not yet due and pay
able, (b) any matters which might be
disclosed by an accurate survey and
inspection of the property, (c) the
Amended and Restated Declaration
of Condominium for Idlewood Con
dominiums, and (d) all matters of re
cord superior to the Condominium li
en, including encumbrances, zoning
ordinances, and restrictions. The sale
will be conducted subject to: (1) con
firmation that the sale is not prohib
ited under the United States Bank
ruptcy Code, and (2) final confirma
tion and audit of the status of the lien
