Sale contained in a Security Deed
given by Joseph Frederick and
Cynthia Frederick to Mortgage Elec
tronic Registration Systems, Inc. as
nominee for Mortgage Investors Cor
poration, dated 02/12/2004, recor
ded in Deed Book 15835, Page 290,
DeKalb County, Georgia records, as
last transferred to Ocwen Loan Servi
cing, LLC by assignment recorded or
to be recorded in the DeKalb County,
Georgia records conveying the after-
described property to secure a Note
in the original principal amount of
Two Hundred Thousand Six Hun
dred Fifty and 00/100 DOLLARS
($200,650.00), with interest thereon
as set forth therein, there will be sold
at public outcry to the highest bidder
for cash before the courthouse door
of DeKalb County, Georgia, within
the legal hours of sale on the first
Tuesday in September 2014, the fol
lowing described property:
All that tract or parcel of land lying
and being in Land Lot 64, 16th Dis
trict, DeKalb County, Georgia, being
Lot 17, Block B, The Southland, Unit
1, as per plat recorded in Plat Book
83, Page 72, DeKalb County, Geor
gia Records, which plat is hereby re
ferred to and made a part of this de
scription, being property known as
No. 5659 Southland Drive, according
to the present of numbering houses
in said county, as more particularly
shown on that certain plat of survey
prepared by Gordon Story & Asso
ciates, dated June 9, 1992, last re
vised October 7, 1992.
The debt secured by said Security
Deed has been and is hereby de
clared due because of, among other
possible events of default, failure to
pay the indebtedness as and when
due and in the manner provided in
the Note and Security Deed. The
debt remaining in default, this sale
will be made for the purpose of pay
ing the same and all expenses of this
sale, as provided in Security Deed
and by law, including attorney's fees
(notice of intent to collect attorney’s
fees having been given).
Said property will be sold subject to
any outstanding ad valorem taxes (in
cluding taxes which are a lien, but not
yet due and payable), any matters
which might be disclosed by an ac
curate survey and inspection of the
property, any assessments, liens, en
cumbrances, zoning ordinances, re
strictions, covenants, and matters of
record superior to the Security Deed
first set out above.

negotiate, amend, and modify all
terms of the mortgage with the debt
