The debt secured by said Security
Deed has been and is hereby de
clared due because of, among other
possible events of default, failure to
pay the indebtedness as and when
due and in the manner provided in
the Note and Security Deed. The
debt remaining in default, this sale
will be made for the purpose of pay
ing the same and all expenses of this
sale, as provided in the Security
Deed and by law, including attorney’s
fees (notice of intent to collect attor
ney’s fees having been given).

Under and by virtue of the Power of
Sale contained in that certain Secur
ity Deed and Fixture Filing given by
Ghesani Enterprises, Inc. (the
“Grantor”) to Zions First National
Bank (“Lender”) dated June 30, 2006
and recorded July 28, 2006 in Deed
Book 18975, Page 734, DeKalb
County, Georgia official records (to
gether with any and all modifications,
hereinafter collectively referred to as
the “Security Deed”), as sold, as
signed, endorsed, transferred, gran
ted, conveyed, and quitclaimed unto
Northeast Bank (“Holder”) pursuant to
that certain Assignment of Security
Deed and Fixture Filing and Assign
ment of Rents dated December 21,
2015 and recorded February 19,
2016 in Deed Book 25406, Page 744,

cure repayment of that certain
Promissory Note dated June 30,

chord line running from the point of

pin; thence running southwesterly
along a line forming an interior angle

thence running southeasterly along a
line forming an interior angle of 88°

of 111 feet to an iron pin located on
the northern line of said Shope prop

same as was conveyed by Warranty
Deed from Chevron U.S.A., Inc. (suc
cessor effective January 1, 1977, by
name change to Standard Oil Com
pany, a division of Chevron Oil Com
pany) to Church's Fried Chicken, Inc.,
dated May 6, 1977, filed for record
June 23,1977, and recorded in Deed
Book 3672, page 489, in the Office of
the Clerk of the Superior Court,
DeKalb County, Georgia.
The above-described property is loc
ated at 2595 Gresham Road, At
lanta, DeKalb County, Georgia
30316, according to the present sys
tem of numbering property in Atlanta,
DeKalb County, Georgia.
The Note has been and is hereby ac
celerated and declared due because
of, among other possible events of
default, failure to pay the Note as and
when due and in the manner
provided in the instruments eviden
cing the Note and Security Deed. The
Note remaining in default, the sale
will be made for purposes of paying
