Said property will be sold as the prop
erty of Crystal Hollis (Debtor), sub
ject to all zoning ordinances; matters
which would be disclosed by a cur
rent and accurate survey or by an in
spection of the property; any out
standing taxes, including but not lim
ited to ad valorem taxes, which con
stitute liens upon said property; spe
cial assessments; all outstanding bills
for public utilities, whether or not a
matter of record; all restrictive coven
ants, easements, rights-of-way and
all other matters of record as may be
superior to said Security Deed.
This sale will be conducted subject to
confirmation that the sale is not pro
hibited under the U.S. Bankruptcy
Code, and also subject to the provi
sions of O.C.G.A. 9-13-172.1 which
permits the rescission of judicial and
non-judicial sales in the State of
Georgia in limited circumstances.
Notice has been given of intention to
collect attorneys’ fees in accordance
with the terms of the Note and Secur
ity Deed. Notice has been also given,
in writing, by certified mail, return re
ceipt requested, to the Debtor of the
name, address and telephone num
ber of the individual or entity who
shall have the full authority to negoti
ate, amend or modify all terms of the
Security Deed and the Note thereby
secured in accordance with O.C.G.A.
44-14-162.2(a).
To the best knowledge and belief of
the undersigned, the party or parties
in possession of the subject property
is Crystal Hollis and the proceeds of
said sale will be applied to the pay
ment of said indebtedness and the
expense of said sale, all as provided
in said Security Deed, and the under
signed will execute a deed to the pur
chaser as provided in the aforemen
tioned Security Deed.
