cords, given to secure an indebt
edness in the original amount of
$86,000.00, the undersigned will
sell, at public outcry, to the high
est bidder for cash before the
door of the Courthouse of Toombs
County, Georgia, during the legal
hours of sale on the first Tuesday
in MARCH 2021, the following
described property to-wit:
All that certain lot, tract or parcel
of land situate, lying, and being in
the 1715th G.M. District of
Toombs County, Georgia, con
taining 5.69 acres, more or less,
and designated as such on a
survey prepared by William P.
Johnson, R.L.S. No. 1713, dated
February 3, 2010, for Patricia
Kirkland, and recorded in Plat
Book 32, page 147, Toombs
County Records.
The aforesaid plat and the de
scription thereon are by reference
incorporated herein and made a
part of this description.
Said property is conveyed subject
to all covenants, restrictions, road
rights-of-way, and easements,
which are shown on said plat or
which are of record.
This property is shown as Map/
Parcel C24D 009A in the office of
the Toombs County Georgia Tax
Commissioner.
TOGETHER with an improve
ment and immovable fixture per
manently attached hereto and
being that certain 2010 Destiny
Timberline Model E804-584-96T,
32 X 80, Manufactured Home Se
rial Numbers DISH04499GAA
AND DISH04499GAB, which has
been made a part of this property
by Forms T-234 Mobile/Manufac
tured Home Certification of Per
manent Location filed with the
Clerk of the Toombs County Su
perior Court and being recorded
in Deed Book 954, Pages 244-
246 and 247-249.
The indebtedness secured by
said Deed to Secure Debt has
been and is hereby declared due
and payable in full by reason of
default under the provisions of
said Deed to Secure Debt and
the terms of the Note secured
thereby, and sale will be made for
the purpose of applying the pro
ceeds thereof to the payment of
the indebtedness and interest
thereon, attorney’s fees and ex
penses of sale, and the balance,
if any, shall be applied as pro
vided by law.
To the best knowledge and be
lief of the Lender, said property
will be sold as the property of
KAVIS CIDOR BELL AND SHE
NIKA NICOLE SKIPPER and is
being sold subject to any and all
liens superior to this lien, out
standing ad valorem taxes, and
easements, restrictions against
the property, if any. The under
signed will execute a deed to the
purchaser as authorized by the
aforementioned debt deed.

Because of default in the pay
ment of a note secured by a deed
to secure debt executed by Roger
Dale Barwick dated August 21,
2004 recorded in Deed Book 876,
Pages 72-78, Toombs County re
cords, the undersigned has de
clared the full unpaid amount of
the indebtedness referred to due
and payable and, acting under
the power of sale contained in
said deed, for the purpose of pay
ing said indebtedness, will on the
first Tuesday in March, 2021 dur
ing the legal hours of sale at the
Toombs County Courthouse, sell
at public outcry to the highest bid
der for cash, the lands described
in said deed, to-wit:
All that tract or parcel of land situ
ate, lying and being in the 39th
G.M. District of Toombs County,
Georgia, containing 59 acres,
more or less, excluding the high
way noted on a plat of survey
made by Robert L. Garbutt, Civil
Engineer, dated April 27, 1950,
and recorded in Toombs County
Plat Book 1, Page 13. This is the
same property conveyed to
Roger Dale Barwick by Warranty
Deed from Billy Jack Wright
dated March 15, 2996, and re
corded in Toombs County Deed
Book 419, Page 309.
Said property is to be sold sub
ject to any outstanding ad va
lorem taxes (including taxes,
which are liens, but not yet due
and payable), the right of re
demption of any taxing authority,
any matters which might be dis
closed by an accurate survey and
inspection of the property, any
assessments, liens and encum
brances, zoning ordinances, re
strictions, covenants and matters
superior to the aforesaid Deed to
Secure Debt first set out above.
Said property is also sold “as is”
without any representation, war
ranty, or recourse against the
above named creditor or the un
dersigned.
