dated June 10, 2015, filed on
June 15, 2015, and recorded in
Deed Book 154, pages 786-789,
in the Office of the Clerk of the
Superior Court of Wheeler
County, Georgia, which secured
two promissory notes from Lu
mawig Ylagan Munsayac to Peo
ples Bank, in the original principal
amounts of $189,879,81 and

the southerly right-of-way of
Georgia Highway 134; Easterly

The above-described tracts are
the same tracts conveyed to Lu
mawig Y. Munsayac from Vickie
L. Munsayac, by quit-claim deed,

Deed Book 100, pages 454-456,
Wheeler County Deed Records.
LESS AND EXCEPT: That
certain 10 acre tract of land, be
ing more particularly shown in
Plat Book 7, page 264, Wheeler
County Deed Records.
The indebtedness secured by
said Deed to Secure Debt having
been declared due and payable
because of default in the payment
of the indebtedness secured,
thereby this sale will be made for
the purpose of paying the same
and all expenses of the sale, in
cluding attorney’s fees, notice of
intention to collect attorney’s fees
having been given as provided by
law.
A copy of this legal advertise
ment (Notice of Sale Under
Power) which was sent to the
Wheeler County legal organ has
been mailed by certified mail, re
turn receipt requested to Lu
mawig Y. Munsayac, as required
by Georgia law, O.C.G.A. §44-14-
162.2.
The property will be sold as the
property of Lumawig Y. Mun
sayac, subject to the following:
(1) all prior restrictive covenants,
easements, right-of-ways, or en
cumbrances; (2) all valid zoning
ordinances; (3) matters which
would be disclosed by an accu
rate survey of the property; and
(4) all outstanding taxes, assess
ments, unpaid bills, charges, and
expenses that constitute liens
against the property, whether due
and payable or not yet due and
payable.
Peoples Bank is the holder of
the Note and Deed to Secure
Debt to the property in accor
dance with O.C.G.A. §44-14-
162.2. The person that has full
authority to negotiate, amend,
and modify all terms of the mort
gage with the debtor and his ad
dress is as follows: Christopher
Braddy, and he may be reached
at the Peoples Bank office, 299
W. Liberty Avenue, Lyons, GA
30436, or by telephone at (912)
524-2000. The foregoing notwith
standing, nothing in O.C.G.A. 44-
14-162.2 shall be construed to
require Peoples Bank to negoti
ate, amend, or modify the terms
of the Deed to Secure Debt de
scribed herein.
The undersigned reserves the
right to reject any and all bids, to
continue the sale from day to day,
and to withdraw said property
from sale and subsequently to
reoffer same in the event no rea
sonable bid is received and ac

ject to (1) to confirmation that the
sale is not prohibited under the
