beginning. Said land is bounded,
now or formerly, as follows: on the

by Howard Street; on the south by
property of Phyllis Ann Bynum; and
on the north by Perry Chapel A.M.E.
Church.
The above described prop
erty is the same property conveyed
by Warranty Deed dated June
15,1972 from M.C, "Bud" Sumner to
Solomon S. Wallace and Leola Wal
lace recorded in Deed Book 396,
Page 378, Clerk's Office, Houston
Superior Court. Leola Wallace is the
sole heir at law of Solomon S. Wal
lace who died intestate in Houston
County, Georgia on August 18,
1992. All debts of the Estate of Solo
mon S. Wallace have been paid in
full.
This is also the same prop
erty conveyed by Warranty Deed re
corded April 18, 2002 in Deed Book
2077, page 76, Clerk's Office, Hous
ton Superior Court from Ben Rob
erts, Sr. and Dilcie Toomer to Leola
Wallace. Ben Roberts, Sr. and Dilcie
Toomer owned a remainder interest
in said property in joint tenancy with
right of survivorship with Addie
Grace Ford. Addie Grace died
on November 7, 2001.
The debt secured by said
deed to secure debt has been de
clared due because of default in the
payments thereon, and in the due
performance of the covenants
therein contained, including pay
ment ad valorem taxes. The debt re
maining in default, this sale will be
made for the purpose of paying
same and all expenses of the sale,
including reasonable attorney’s fees.
Said property shall be
sold as the property of LEOLA WAL
LACE and her successors in title,
subject to outstanding ad valorem
taxes, easements, and other matters
as will otherwise appear on the pub
lic records in Houston County and
other restrictions of record.

the entire unpaid principal balance
of all obligations secured by said
Security Deed, including interest to
date of sale, to be due and payable
immediately.
The debt remaining in de
fault and unpaid, this sale will be for
the purpose of satisfying the princi
pal and interest due, amounts, if
any, expended by Lender to protect
its interest in the Property, and all
expenses of this sale, including,
without limitation, attorneys' fees.
