cured by a Security Deed executed
by Debra C. Wetherington to Mort
gage Electronic Registration Sys
tems Inc., dated September 2, 2005
in the amount of $119,200.00, and
recorded in Deed Book 3556, Page
161, Houston County, Georgia Re
cords; as last transferred to CitiMort
gage, Inc. by assignment; the under
signed, CitiMortgage, Inc. pursuant
to said deed and the note thereby
secured, has declared the entire
amount of said indebtedness due
and payable and pursuant to the
power of sale contained in said
deed, will on the first Tuesday in
April, 2008 , during the legal hours
of sale, at the Courthouse door in
Houston County, sell at public outcry
to the highest bidder for cash, the
property described in said deed
to-wit:
All that tract or parcel of
land situate, lying and being in Land
Lot 78 of the Tenth Land District of
Houston County, Georgia, and being
more particularly described as Lot
49, Block A, Cheshire Place Subdi
vision, Phase I, Section I, as is
shown on a plat of survey prepared
by Tribble & Richardson dated Sep
tember, 1987, a copy of said piat be
ing of record in Map Book 34, Page
75, Clerk's Office, Houston Superior
Court. Said plat and the recorded
copy thereof are hereby made a part
of this description by reference
thereto for all purposes.
The above described prop
erty is conveyed subject to Protec
tive Covenants of Cheshire Place
Subdivision, Phase I, Section I,
dated June 1, 1987, and recorded in
Deed Book 791, Page 320, Clerk’s
Office, Houston Superior Court.

dress of 104 Ivernes Drive, Perry,
Georgia, together with all fixtures
and other personal property con
veyed by said deed.
The sale will be held sub
ject to any unpaid taxes, assess
ments, rights-of-way, easements,
protective covenants or restrictions,
liens, and other superior matters of
record which may affect said prop
erty.
The sale will be con
ducted subject (1) to confirmation
that the sale is not prohibited under
the U.S. Bankruptcy Code and (2) to
final confirmation and audit of the
status of the loan with the holder of
the security deed.
Notice has been given of
intention to collect attorneys' fees in
accordance with the terms of the
note secured by said deed.
Said property will be sold
as the property of Debra C. Wether
ington and the proceeds of said sale
will be applied to the payment of
said indebtedness, the expense of
said sale, all as provided in said
deed, and the undersigned will exe
cute a deed to the purchaser as pro
vided in the aforementioned Security
Deed.
