POWER
Because of a default in
the payment of the indebtedness se
cured by that certain Security Deed,
dated January 31, 2006, executed
by PAULETTE A. CHIN LOY to
MORTGAGE ELECTRONIC REG
ISTRATION SYSTEMS, INC, re
corded in Deed Book 3730, Page
219, Houston County, Georgia Deed
Records, and securing a Note in the
original principal amount of
$232,000.00, Mortgage Electronic
Registration Systems, Inc., the cur
rent holder thereof, has declared the
entire amount of said indebtedness
evidenced by the Note immediately
due and payable and, pursuant to
the power of sale contained in said
Security Deed, will, on the first
Tuesday, in June, 2008, to-wit: June
3, 2008, during the legal hours of
sale, before the Houston County
Courthouse door, sell at public out
cry to the highest bidder for cash,
the following described real prop
erty:
All that tract or parcel of
land situate, lying and being in Land
Lot 116 of the Fifth (sth) Land Dis
trict of Houston County, Georgia,
being known and designated as Lot
3, Block "F", Carter Woods West
Subdivision, according to a plat of
said subdivision of record in Plat
Book 38, Page 159, Clerk’s Office,
Houston Superior Court. Said plat
and the record thereof are incorpo
rated herein by reference for all pur
poses.
The above described prop
erty is conveyed subject to Restric
tive Covenants of record in Deed
Book 873, Page 60-71, as amended
by instrument of record in Deed
Book 881, Pages 432-436, Clerk's
Office, Houston Superior Court.
The aforedescribed real
property is also known as 613
Pheasant Ridge Drive, Warner
Robins, Georgia according to the
present system of numbering
houses in Houston County, Georgia.
This sale will be con
ducted subject (1) to confirmation
that the sale is not prohibited under
the U.S. Bankruptcy Code and (2) to
final confirmation and audit as to the
amount and status of the loan with
the holder of the Security Deed, in
cluding but not limited to, a determi
nation that the borrower has not re
instated the loan prior to the foreclo
sure sale.
Said real property will be
sold subject to any outstanding ad
valorem taxes (including taxes
which are a lien, but not yet due and
payable), the right of redemption of
any taxing authority, any matters
which might be disclosed by an ac
curate survey and inspection of the
real property, any assessments,
liens, encumbrances, zoning ord -
nances, restrictions, covenants, and
matters of record superior to the Se
curity Deed first set out above.

lette A. Chin Loy and the proceeds
of said sale will be applied to the
payment of said indebtedness and
