Zoning, Zoning,
Who’s Got
Flie Zoning
Have you played the latest
game? Mah Jongg and Scrabble
just aren’t in the same league
for thrills! Not precisely a par
lor party item. But my enter
tainment discovery packs some
of the same suspense of a trea
sure hunt. And generally ends
up in the tingling atmosphere of
the county courthouse!
Name of this neighborhood
extravaganza is “Who’s Got the
Zoning?” With no written rules
to guide you through the first
"half, players have to go it by
ear.
My introduction to this thriller
came l^st week. About 3:00 p. m.
on Monday, just as the pile of copy
on my desk was nearing work
able proportions, my blessedly
silent phone buzzed fretfully. A
real estate agent friend of ours
queried, “Did you know there’s
a sign on the property next to
your house calling for rezoning
that 42 acres for a trailer park?
The hearing is at 7:30 tonight.”
Thus, the first element of the
game: “the sneak attack.”
Shoveling copy in drawer,
slipping typewriter cover on
sideways, diving into coat, I
scooted for home to reconnoiter
the rumor. Sure enough, at the
very end of a dead-end road used
only by smoochers and secret
beer drinkers, stood a small sign
proclaiming the dastardly deed!
In this match it was a trailer
park—in your game it could be
a car wash, a cement plant, a
honky-tonk, a rendering plant .
. . you name it. (all fine sym-

bols of progress—if planned for
the proper locale. But next
door?)
By the time I got home, Mike
was laying out his strategy for
the counter-offensive. Now ‘twas
4:30 .. . We had three hours . . .
(less if you consider travelling
time) to confront the enemy.
Each of us manned a phone, call
ing key lieutenants,. They in turn
enlisted the privates. Soon the
neighborhood was abuzz. Our
district telephone exchange must
have lit up like, you should par
don the expression, a Christmas
tree.
Petitions materialized as my
fingers flew over the IBM key
board. Armed with a batch, we
set out to canvass the area.
5:30 now. We women worked on
securing the vital signatures,
leaving the menfolk to work out
the denouement and marshall our
forces solidly behind our spokes
man.
True, the basic outline of the
Zoning game calls for the pub
lishing of “legal notice” in the
newspapers. I guess the wording
is part of the contestant’s skill—
A lawyer neighbor had read this
particular “legal descripti on”
four weeks straight without rec
ognizing it as near his house!
Deadline note. Promptly at
7:30 our team made its way up
the steps to the courtroom where
the gentlemen of the Planning
Commission waited to decide the
fate of our lovely wooded area.
Not so fast! The huge room
must have started filling before
dusk. Squeezed in each seat, fill
ing the aisles and backed half
way down the steps were 19 other
delegations (comprising hundreds
of citizens) also playing the
game! A quick glance at the
mimeographed schedule gracious
ly handed out now showed us as
number 17! So we waited . . .
and waited . . . and then contin
ued to WAIT. Excitement gripp
ed all participants. In some cases,
tempers barely remained under
control. Through it all the com
mittee of decision remained pa
tient, occasionally jotting a note
to aid their solution.
Our turn now. The opponent
was ready with huge drawings,
colorfully done, to press his point.
But we were ready, too. Our ob
jections stated with force in the
ten minutes allotted, we were
dismissed.
Now comes the suspense of the
game. Decisions, made in execu
tive session following the hear
ings, are not announced till next
ayem.
Midnight. Almost 12 hours
since first we chose up sides!
Next day we learned that our
team won that round. The play
off a week later, too, before the
actual Zoning Commission. But
who knows who our next oppon
ent will be? Or when or whence
the next “sneak attack” may
come? c!966
