Loan sales
generates over
S4OO million
WASHINGTON
The Federal Housing
Administration’s mortgage
sales program reached a mile
stone today when it completed
the Multi-family and
Healthcare Loan Sale (MHLS
200-1). The auction generated
proceeds of approximately
$432 million or nearly 70 per
cent of the mortgages’ unpaid
principal balance. Thisrepre
sents approximately $94 mil
lion in budget savings. The
total budget savings from
mortgageloansales held since
1994 now surpasses $2.35 bil
lion.
Thesales program is part of
the U.S. Department of Hous
. ingand Urban Development’s
strategytomanage FHA’s S4OO
billion insurance program.
Thesalesenable HUD totrans
fer mortgages to the private
sector and realize a strong
return for taxpayers. Selling
the mortgagesalsohelps HUD
to focus on its core mission of
providing affordable housing.
The sale drew bids from
approximately 75 different bid
ders, includingfinancial insti
tutions, real estate companies,
investment fundsandindividu
als. Some 25 were awarded
loans.
The sales, the last of which
closed today, consisted of 139
mortgage loans on multifam
ily and healthcare properties,
totaling approximately $623
million in unpaid principal
balance. The mortgages were
secured by unsubsidized apart
ment properties, health care
facilities and hospitalslocated
throughout the U.S. Bidders
were permitted to submit bids
on individual loans, pools of
loans, combinations of pools,
and/or, on the entire portfo
lio.
The sales were managed by
FHA’s Asset Sales Office,
which was created to develop
aneffective and rigorousstan
dard for the sales.
