Remodel Present Home if
Bugged by House Prices
By CARLTON SMITH and
RICHARD PUTNAM PRATT
A very special kind of frus
tration is abroad in the land.
It comes to the man who
wants to buy a different
house. Often it takes only a
single weekend of househunt
ing for such a man to realize
that his quest is doomed.
Few houses are available
due to heavy cutbacks in
construction starts. What few
there are sport price tags
that seem to be twice what
they should be, and mort
gage lenders often ask for as
much as one-third down. And
to top it all. mortgage inter
est rates are the highest in
memory.
One answer-—and perhaps
the only one for many such
home shoppers—is to take
another look at the house
they have with an eye to re
modeling or enlarging.
Not every house lends it
self to major improvement.
Some designs defy sensible
modification. Other houses
are set on lots too small to
support an enlarged build
ing.
There’s always the possi
bility, too, of improving a
house out of proportion to
its neighborhood, thereby en
dangering later attempts to
recover the investment.
But improving the home
you already own brings spe
cial dividends, as well as
problems. Chief among them
is the fact that you needn’t
move. Kids get to keep their
friends and stay in the same
school. Adults avoid the
pains and strains of packing
and unpacking, to say noth
ing of the expense involved.
Actually, improving one’s
present home is perhaps
more common than most of
us believe. This fact is high
lighted by a recent study of
a typical, suburban subdivi
sion of 52 homes.
All are roughly 10 years
old and cost about $25,000

new. During that period,
each had been altered by the
addition of some physical
improvement.
All 52 owners had either
enlarged the original patio,
or installed one if it had not
been included. Sixteen house
hold ers had added extra
rooms. Twelve had installed
full-house air conditioning.
Fourteen owners took the
plunge and put in swimming
pools. Nine built two-car
garages and then converted
the original single-car space
to other purposes.
Five put on new siding;
four installed new recreation
rooms. Three added porches,
and three more put in an
extra kitchenette. One pio
neer installed a fireplace.
Such improvements take
sizable chunks of money,
too, of course. For most peo
ple that means borrowing,
and even short term loans
are elusive and expensive.
But lenders are a lot more
apt to display interest in re
quests for home improve
ment loans than for home
mortgages. The terms are
better and the repayment
periods greater.
So take a look around the
old homestead and see if
some alteration won’t turn it
into something closer to your
dreams. It may be the only
answer for the time being.
