Why not recycle more than
we do?
Several of our neighbors

We need pick-up places for

We would have less garbage

Let’s face it! We live in a

need recycling pick-ups.
Let’s recycle and save!

Talking About Taxes
Determining Points
That Can Help You
By Dennis Hitchman
Points have always fas
cinated me. A drop in aver
age grade point is bad. But a
student scoring a point, as in
basketball, is good. Poli
ticians seldom make a point
worth listening to, but peo
ple always seem to pay at
tention. And when someone
points out the error of our
ways, we usually get angry.
Points, I guess, really don’t
seem to make much sense.
And in taxation, “points”
can get pretty confusing,
too.
There are really three
types of “points” for tax
purposes and all three in
volve real estate trans
actions.
Let’s say that you are a
veteran applying to the Vet
eran’s Administration for a
home loan. Ten tons of pa
perwork later, you get ap
proval for the loan and
notice something called loan
origination fees, or points,
on the closing statement.
These fees are additional
charges to help compensate
for the loan guarantee by the

ice. That means that they
are not considered interest
and therefore, are not de
ductable if you itemize.
A second kind of “points”
might be paid if you are the
seller of a residence. Some
times these points are called
loan charges, discount
points, or loan placement
fees. In essence, they help
make it possible for you to
sell your house. And if the
potential buyer is arranging
for Federal Housing Admin
istration financing to com
plete the sale, you are out of
luck again. The IRS says
that points paid by a seller
are not interest. They are
just selling expenses and
only reduce the amount you
realized on the sale.
At last we come to the
third kind of “points” that
you might encounter in a
real estate transaction.
These points can be called
by a hundred different
names like loan proc
essing fees but are noth
ing more than compensation
to the lender for the use of
the money. And compensa
tion for the use of the money
is a nice defination of inter
est. As interest, points paid
by a borrower can be taken
as an itemized deduction.
These points, by the way,
are deductible in addition to
the regular interest paid by
