WHEREAS, heretofore on Novem
ber 14, 1983, Charles McClendon and
Joyce McClendon executed a Secu
rity Deed to Ronnie R. Rogers, which
Security Deed is recorded in Deed
Book 252, page 81, Clerk's Office,
Forsyth Superior Court; and
WHEREAS, the indebtedness se
cured by said Security Deed has
become in default under the terms
and conditions of said Security Deed
and Ronnie R. Rogers has declared
all of said indebtedness secured
thereby due and payable;
NOW, THEREFORE, the premises
considered and in exercise of the
power of sale contained in said Secu
rity Deed and in accordance with the
law in such cases made and provided,
the undersigned as attorney-in-fact
for the said Charles McClendon and
Joyce McClendon will sell the below
described property to the highest and
best bidder for cash before the court
house door in Cumming, Forsyth
County, Georgia, between the legal
hours of sale on the first Tuesday in
March, 1985.

described in said Security Deed is

Georgia and being 5 acres as more
fully
described in a Warranty Deed from
G. W.
Bagwell and Myron Bagwell to
Ronnie R.
Rogers and Dawn Rogers recorded
at Deed
Book 217, page 131 of the Forsyth
County
Records, which is incorporated
herein by
reference for a more complete de
scription
of this property.
Said property to be sold subject to a
Security Deed from Ronnie R. Rogers
and Dawn Rogers to G. W. Bagwell
and Myron Bagwell dated July 22,
1981 in theoriginal principal amount
of $27,000.00, recorded in Deed Book
217, pages 132134 of the Forsyth
County Records.
Said property to be sold subject to
any taxes and any other liens which
might be against said property.
The proceeds from said sale will be
used first to pay said Security Deed
and the Note which it secures, legal
fees and the cost of foreclosure and
the balance, if any, disbursed to the
parties entitled thereto as provided
by law.
