Industrial park decision delayed
By Kathey Pruitt
Staff writer
The long-running battle over an industrial park on Ga. 9
near the Fulton County line will continue for at least three
more weeks as F orsyth County commissioners postponed
a rezoning decision for the development Monday night.
Residents of Francis Circle, which would be rerouted
by the developers, murmured approval as commission
ers put the rezoning request by East Riverside Partner
ship on hold pending further examination of site plans.
Opposition had mounted for more than a year against
the 308-acre light use industrial park, according to area
residents. Although an attorney for the developers told
commissioners that the complex “would be as good a
business park as it possibly can be,” residents remained
unconvinced.
“Over the months, those concerned about the develop
ment have worn down to a position of just hoping whatev
er happens will turn out OK,” said south Forsyth resident
Carolyn Loy. “Still, as a citizen, I don’t agree with the
basic premise of the rezoning.”
Commissioners also delayed zoning action on a 593-acre
tract intended for an upscale subdivision near the Chatta
hoochee River. Curry Properties Inc./Settles Construc
tion requested commission action that would allow them
to begin construction on the Olde Atlanta Club, which
would include an 18-hole golf course, street lights, side
walks and other specifications required by the communi
ty residential classification.
Protests from residents on Vann Tavern Road near
Lanier caused commissioners to table a rezoning
request by Jack Jones for a commercial business district.
Jones said he planned to expand his boat storage business
onto the 3.88-acre tract, but neighbors contended that the
additional traffic accompanying the expansion would be
hazardous on the curvy road.
Residents requested a traffic study along Vann Tavern
Road before any rezoning action is taken.
The postponed requests will be decided in early Decem
ber meetings, commissioners said.
Commissioners also expanded on an earlier water poli
cy by adopting a resolution that makes utilization of coun
ty water facilities, where they are available, mandatory
for developers seeking rezonings.
In other business, commissioners addresed concerns
that use of the county vans by senior citizens might be
discontinued.
“We’ve had calls by some of the senior citizens who are
afraid that we’re going to let our buses get away from

us,” said Commissioner James Harrington. “We want to
assure them that we were one of the first counties in the
state to obtain county buses and we will be the last one to
let them go.”
Rezonings approved by county commissioners are:
• Gencom Inc.’s request that .23 acres on top of Saw
nee Mountain be changed from highway business to a
commercial business district to accommodate a trans
mission tower for car phones. Commissioners allowed the
change with the condition that the area be used for a
communications tower only.
• A request by Major Mullinax and Sons Landscaping
to change 6.5 acres on Ga. 141 near the intersection of Old
Alpharetta Road from residential to a commercial busi
ness district. The property can be used for a landscaping
business only, reverting back to residential if the business
changes.
• Vernon and Catherine Waters’ application to rezone
3.92 acres on Ga. 9 near the Fulton County line from resi
dential to a commercial business district.
• Norris and L. Eugene Bennett’s rezoning applica
tion to change 20.12 acres on Bethelview Road Ga. 9 from
agricultural to a commercial business district. Restric
tive covenants dictating signage, grassing and masonry
building fronts were made part of the zoning
requirements.
• Homer and Pauline Long’s request to change 2.54
acres on Charleston Park Road off Ga. 369 from agricul
tural to a commercial business district. The property can
be used only for a boat storage facility, with status revert
ing to agricultural if the business type changes.
• Carl Ronald Williams’ request to rezone 2.539 acres
for a commercial business district on Old Keith Bridge
Road near the Bay Hill subdivision entrance for a day
care center. The property will revert to its original vaca
tion cottage status if the business type changes.
• Phillip and Lisa Gunter’s request to change .185
acres from agricultural to a commercial business dis
trict. The property off Daves Creek Road near Old Atlan
ta Road must be used only as a body shop, or the zoning
reverts back to agricultural.
• Dana Investment Corp.’s request to rezone 15.76
acres on Ga. 9 near McFarland Road from agricultural to
light industrial. As conditions of the rezoning, commis
sioners required that that loading docks be shielded from
the view of nearby residents, a combination of decorative
and chain link fence span the south and west boundaries,
decorative building fronts face nearby residences and
highways and outdoor paging devices and exhaust fans
not disturb homeowners.
