Envision a successful financial future
Some of the greatest
financial struggles you may
face stem from the uncertain¬
ty of meeting current obliga¬
tions while also planning for
future needs. Are you com¬
promising your goals with
your investment choices? Are
you overreaching — or not
reaching far enough? There is
always an element of doubt
that may affect your financial
success.
For example, let’s say you
have $100,000 to invest. If
you were to build a spread¬
sheet to project your assets
over time, you might assume
that the asset classes will pro¬
duce the following annual¬
ized returns:
• Stocks-9 percent
• Bonds-5 percent
•Cash equivalents-2 per¬
cent
Now let’s assume that
your allocation is:
• Stocks: 70 percent
• Bonds: 20 percent
• Cash equivalents: 10
percent
If all your investments fol¬
lowed this exact pattern for
ten years, the portfolio would
then be worth $210,483, with
an annualized return of 7.73
percent.
This sounds plausible. But
it’s only one of a wide range
of possibilities. In real life,
stocks often return much
more (or much less) than 9
percent a year. Bonds and
cash equivalents also have
their fluctuations, although
they are usually less dramat
tc.
Reality will probably be

Executive home to sell for below
CUMMING/ALPHARETTA - "Unconventional” describes
the sales strategy of an anxious Woodland Park home owner.
Having recently purchased this home, this investor (Scott)
finds himself in urgent need of selling before the end of the
year... and at an asking price well below what he recently paid
for it. His unique approach is to sell to the highest bidder on
Sunday evening, December 4th.
In order to attract potential buyers and investors, Scott is
asking $58,000 below market and the recent appraised value.
How did he calculate the discount? "I am not using a broker or
paying a 7% commission," says Scott. "Usually the savings, or
about $33,000 in this case, would go into the seller’s pocket,
Instead, to sell quickly, I’m cutting my price the entire
$33,000."
Scott says he needs to sell the home before year end for
financial and tax reasons. "If I listed the home with a broker,
it Would take months. And then the final selling price would
traditionally, be 5% below the listed price. Therefore, I’ve
reduced my price by the 5%, or another $25,000."

Envision Methodology,
Selection Criteria and Key
Assumptions
Envision’s simulation
model incorporates assump¬
tions on inflation, financial
market returns and relation¬
ships between these variables
based on an analysis of his¬
torical data. Using Monte
Carlo simulation and data
provided by the Center for
Research in Securities
Pricing, Envision simulates
thousands of potential out¬
comes over a lifetime of
investing. The varying histor¬
ical risk, return, and correla¬
tion between the assets is
based on indexes over several
market cycles. If the indexes
do not provide enough histor¬
ical data to gauge asset-class
performance, we may use the
data of related asset classes.
Unlike financial planning,
Envision does not include a
detailed analysis of insur¬
ance, real estate investment
or savings strategies. It also
does not cover estate and tax
planning.
