PUBLIC NOTICE
PUBLIC HEARING
The Housing Group Partners, LLC (S.K. #05-065) has submitted a request to
proper authorities asking for approval of a Sketch Plat that involves a land
development permit for land disturbance on a tract of land of five (5) acres or
more for a subdivision of land as a major subdivision on property zoned as a
Lake Residential (LR) District, with a 25-foot variance to the minimum exterior
setback required by UDC Table 11.2(a).
This property is located approximately 11 miles east of Gumming on the east
side of Waldrip Road between Lee Circle and Durand Road, in Land Lot(s)
1184, 1185, and 1226, in the 14th District, 1st section, Forsyth County, Georgia.
The subject property is all or a part of that tract shown on Tax Map #307,
Parcel(s) #316 and Tax Map #318, Parcel(s) #037. A total of 24.56 acres are
involved in this request.
The Forsyth County Planning Commission will conduct the only Public Hearing
on this application with the Board of Commissioners in attendance on
Tuesday, December 20,2005 at 6:30 p.m. The Planning Commission will
determine its decision based upon information presented at the Public Hearing
and all interested persons should be in attendance.
This meeting will be held in the Forsyth County Administration Building,
Commissioners Meeting Room, Room #220, Second Floor, Cumming, Georgia.
Information regarding this request, including a plat of the property prepared by
a registered land surveyor, may be examined in the office of the Department of
. Planning & Development, Ground Floor, Forsyth County Administration

FOR THOSE WISHING TO SPEAK IN OPPOSITION TO THIS SKETCH PLAT
The Conflict of Interest in Zoning Actions Act (OCGA 36-67A-3) requires any¬
one wishing to speak in opposition (and/or their attorneys) to disclose cam¬
paign contributions of $250 or more made to any Forsyth County Official with¬
in two years of the rezoning application date. If such a contribution was made,
the person wishing to speak in opposition must file a Disclosure Form with the
Department of Planning and Development AT LEAST FIVE DAYS PRIOR TO
THE PLANNING COMMISSION PUBLIC HEARING. PERSONS FAILING TO
COMPLETE THIS FORM ARE PROHIBITED FROM SPEAKING AT ANY PUBLIC
HEARING.
SIMPLE EXPLANATION OF THIS SKETCH PLAT REQUEST
This request from The Housing Group Partners, LLC (S.K. #05-065) involves a
Sketch Plat for approximately 24.56 acres of land that involves a land develop¬
ment permit for land "disturbance on a tract of land of five (5) acres or more for
the development of twenty-six (26) lots as a major subdivision on property
zoned as a Lake Residential (LR) District, with a 25-foot variance to the mini¬
mum exterior setback required by UDC Table 11.2(a).
This property is located approximately 11 miles east of Cumming on the east
side of Waldrip Road between Lee Circle and Durand Road. This hearing will
be held Tuesday, December 20, 2005 at 6:30 p.m. in the Forsyth County
Administration Building, Commissioners Meeting Room (#220), Second Floor,
Cumming, Georgia.
