Bentley Road rezoning
clears planning board
By Kayla Robins
krobins@forsythnews.com
During a meeting in which requests
involving a couple of larger develop
ments were postponed, a plan for a
79-lot subdivision in west Forsyth
cleared the county’s planning board.
The developer, listed as E. Howard
Carson Jr., wants to rezone about 42
acres on Bentley Road from an agricul
tural to single-family residential, or Res
3. The proposed density is 1.88 units per
acre.
The board’s recommendation, which
included conditions of a minimum lot
size at 12,000 square feet and an aver
age lot size of 14,000 square feet, next
goes to the county commission for
approval.
The planning board did make an
exception for a sliver of lots in the prop
erty’s southwest corner, allowing for a
10,000-square-foot minimum. Those
lots would be on the other side of a
creek and match the size in the adjacent
West Oaks subdivision. .
The application was the only one of
four coming from District 3 that was
heard.
One was withdrawn without preju
dice, meaning the applicant can resub
mit the same request at any point. The
other two applications, including a 177-

something different.
The benches are made
out of recyclable material
so they will last longer,
according to Smith.
“They fall into so many
categories of what we try
to teach our kids to take
care ofe each other,” she
said. “We're a family
school. Sometimes, when
a kid is quiet, it’s harder
for them to express [that
they want a friend].”
Smith came across the
benches online one night
in the spring and she
shared it on her page,
where a parent saw the
idea.
“My first though was,
‘That is so Mashburn!’”
said Mitzi McAdam.
“Because Mashburn
strives to go beyond aca
demic teaching and
focuses on developing
strong character and citi
zenship.” *
McAdam created the
benches through her com
pany, Atlanta: Garden
Design.

lot development on Campground and
Wills roads, were postponed until Nov.
18.
The board also recommended approv
al of the following requests to:
Rezone 5.6 acres on Dr. Bramblett
Road, near Hwy. 369, from agricultural
to a commercial business district with a
conditional use permit to build a 4,800
square-foot building and open storage
yard with 14 parking spaces.
The applicants, John and Lee Ann
Frix, want to move their trucking com
pany from Dawsonville to Forsyth.
Fourteen dump trucks that haul con
struction materials would park behind
the building in an attempt to block them
from view of nearby homes.
The vote was 5-0 with some condi
tions, including additional setbacks and
a buffer.
* Rezone about 4 acres on Nuckolls
Road from agricultural to office and
industrial district so Morgens Property
& Investment Co. can develop office
space with proposed buildings totaling
40,000 square feet with 153 parking
spaces.
The site is one parcel from Hwy. 20,
with the property in between housing
four homes and open space. The vote
was 4-0, with member Robert Hoyt
recusing himself because, “I live next
door.”
some kids don’t make
friends as easily as oth
ers,” she said. “This
doesn’t mean they don’t
want friends, however,
and the buddy benches
make it easy for a child to
take that big step.”
The youngest of
McAdam’s four children,
Marlee, is in fourth grade
and tried out the benches
Thursday.
“Just because you have
friends already, you can
still make new friends,”
she said.
Fourth-grader Cindy
Myers embraced the
benches because “you can
get lonely and see that
other people can recog
nize [that].”
Mitzi McAdam said her
oldest child is 22 and
assembled and delivered
the benches.
