Here.s some good news for
the farmers—an announcement
which seems to show that the
tillers of the soil with a mort
gage on their land are called
lucky.
The average value of farm
lands in the United States, ac
cording to government figures
Just received in Atlanta, 1 as
been increasing at the rate of
5 per cent annually for several
years, and the increase last year
was no less than 10 per cent.
The first effect of this an
nouncement will be to make
every form land owner feel rich
er. And the owner will be justi
fied in a certain amount of self
congratulation. It should be re
cognized; however that much
of this increase is illusory. The
land is worth more dollars, but
those dollars will not buy so
much. Values in general are
lising—which is to say, the
value of the dollar is sinking.
The man who profits most,
however, is the farmer with a
mortage. This is a truth that
, has been given little attention.
i While prices are rising —and
j money depreciating — the long
term debtor dosen’t pay back as
much as he borrowed, because
the sum he pays back will not
buy, now, what is bought when
he borrowed it. Thus if a farm
is carried on borrowed money,
an added value of 5 per cent a
year will nearly take care of the
interest, and debtor makes a
sort profit by paying the princi
pal with cheaper money.
