Tips On Selling Your Home
Here’s some valuable advice
from one of the country’s top
authorities, Henry F. Carter,
president of The Gallery of
Homes, nation-wide realtor’s
organization.
“The first thing to do is
plan ahead,” says Carter. "It
takes time to find a qualified
buyer for most houses. By
acting in advance, you’ll avoid
panic, get a better price, and
allow time for certain steps
which will be advantageous to
you.”
These are the steps he sug
gested :
First, select a broker with
care; all Gallery of Home
brokers are members of two
national groups, Gallery and
the National Association of
Real Estate Brokers.
Second, do the obvious
things about appearance.
Fresh paint, clean windows, a
clipped lawn, and an unclut
tered look throughout will
help sell your home more
quickly.
Third, make it as easy as
possible for a prospective
buyer to be able to meet the
mortgage payments. If your
mortgage amounts to well over
half the value of your home,
arrange for him to take over
the payments. If the mort
gage is less than that obtain
an agreement from a lending
institution to extend anew
and larger mortgage if the
buyer’s credit is acceptable.
Such mortgage-loan agree
ments. make the sale far eas
ier. They guarantee lower
monthly payments, and they
offer proof of the true market
value of the home.

National Weather Service
Even though Jack Frost
arrived a little unexpectly for
some North Georgia farmers,
it looks like fall harvesting
across the state will continue
through mid-November with
out frequent weather inter
ruptions.
The season’s first frost has
already been reported in
Northeast Georgia, almost a
month ahead of its normal
appearance.
For the next 30 days
North Georgia farmers can
expect below normal temper
atures. Producers in the major
poultry production area of
North Georgia can expect
increased heating demands
for their poultry operations.
Central and South Georgia
stay near normal for the same
period.
Even with the slightly high-
a
Fourth, establish with the
aid of your broker, a reason
able and fair price for your
home. A too-high price will
stretch out the time it takes
to find a buyer, or will make
the sale impossible; a too-low
price will deprive the seller of
the money he deserves, and it
can raise questions about the
home.
Finally, don’t panic and sell
for too little out of despera
tion. Every fairly-priced home
has a buyer; often it takes
considerable time, work, and
advertising to find him.
“That’s the job of your
broker; expect him to do It,"
Carter concludes.
er amounts of rain expected,
harvesting of com, cotton,
peanuts and soybeans should
continue without more delays
than normal. Other field*
work, including the seeding
of small grains, should also
continue at their normal
pace.
Rainfall amounts for this
time of year normally range
between 3 and 3.25 inches in
the northern half of the state
and near 2.25 inches in the
southern half.
Most four inch soil temper
atures decline to averages in
the 50’s by mid-November.
Favorable soil temperatures
for soil fumigation are ex
pected through the remainder
of October and should be
marginal for the first weeks
of November.
