PURPLE OUT DAY
Jefferson High School recently held a Block Out Cancer day where students could
purchase purple bracelets. They could also purchase stars and have someone’s
name on them that faced cancer. The students also had a program where students
could wear purple and put the purchased stars on the wall in the gym. At a recent
game, the Jefferson basketball team wore purple shooting jerseys to raise aware
ness about fighting cancer and raised $870.
SPECIAL PROGRAM AT BENTON
Fifth graders at Benton Elementary School recently had special visitors when Mrs.
Hill and Ms. De Urioste showed up for social studies in flapper dresses from the
1920s. Pictured above are: Kurt Thomson, Megan Boyd, Brandon Kaufman and
Cristina De Urioste, who taught fifth graders to dance the Line Charleston.
HOSA MEMBERS RECOGNIZED
East Jackson Comprehensive High School HOSA members Derrick Bozeman,
Aubrey Cozzens, Skyler Cozzens, and Sarah Daftarian competed against other
Georgia HOSA members across the state for region seven testing in HOSA Bowl.
Jacke McCall also competed in Medical Terminology. Each student placed first in
their region for their respected categories, and are now headed to the state level
competition in early March. The Georgia HOSA State Leadership Conference will be
held at The Classic Center in Athens.
1920S PERFORMANCE AT BENTON
Cristina De Urioste and Kurt Thomson brought the
Roaring 20s to life for Benton Elementary’s fifth grad
ers with a demonstration of Lindy Hop, Charleston,
and Swing. Cristina De Urioste is a fifth grade teacher
at Benton Elementary School, and Kurt Thomson is a
graduate student at the University of Georgia.

When you are selling your home and receive an Offer To
Purchase, you are likely to focus on the price. You might be
ecstatic over a full price offer, but you should be aware
how "contingencies" could affect the likelihood of a
successful closing.
Almost every offer has a mortgage contingency, stating
that the buyers will secure financing at a certain rate and
for a certain term. Make sure these factors are realistic. A
buyer seeking a 30-year loan at 4% with no points may be
hedging his bets if your agent advises that these loans are
typically written at 6% with 1.5 points. Unrealistic terms
can allow buyers to back out if they get cold feet or find
another property they prefer.
Another common contingency is for buyers to state that
they must sell their current home before they can finalize
the purchase of yours. There has to be a realistic time limit,
so the buyers don't tie up your listing. It's wise to respond
with a "kick-out" clause that allows you to keep your home
on the market while the buyers promote theirs, offering
them a 72-hour period to fulfill the contract should you
receive another offer in the interim.
These two examples are just the tip of the iceberg, so sit
and discuss carefully each line of the offer with your agent
before making your decision..
