Don't Let Them
Bug You
Shannon Sell
It has been estimated that termites cause $5 billion in
property damage every year in this country. That makes
them more of a threat to homeowners than flood, wind, or
even fire. When purchasing a home, having it professionally
inspected for these destructive bugs is a must.
To a termite, any structure with wood represents food, so
homes are one of their main staples. Older homes in
particular may be at risk because of the possibility of cracked
foundations, but even new homes could be potential targets
if the builders did not correctly perform termite
pre treatments.
Termites thrive in the warmer climates of the southeast,
including Georgia. Although spring is the most likely time to
see activity (in the form of swarms), these insects are hard at
work all year long. By the time you see the swarms, an
infestation has already occurred and damage could be
significant.
As a homebuyer, you would be well advised to determine
whether the home you are offering to purchase is under a
termite protection plan, and to seek a separate termite
inspection - even if it's not required by your lender. If the
inspection shows that the home is pest free, yet it is not
currently under a bond (insurance plan), go on the offensive
and secure one when you purchase. Although it can be a
significant cost, both initially and throughout the year, the
cost of this protection will likely be considerably less than
the expense of repairs for damage caused by these pests.
