FIELD TRIP
First graders from North Jackson Elementary
School are shown above during a recent field trip
the students took to the Talmo Park. The teachers
brought the students to the library for a field trip,
since the students have not been on one this year
due to budget cuts.

First time buyers...excited to find a good deal, afraid of
overextending themselves, and confused by all the conflicting
reports about real estate. Although that likely describes any (if
not all) buyers right now, those making their first purchase are
feeling elevated levels of all these emotions.
Don't be afraid to make your move now-regardless of what
you've been hearing about tire market. With affordability so
high, you'll find several other buyers shopping, so you're not
alone in making tire right decision to begin your home search.
While you want to be careful in making the decision to
purchase, try not to exercise excessive caution, or you may
suffer what has been termed "paralysis by analysis."
Now is definitely not tire time to vacillate about whether
prices or interest rates will still drop. There is nowhere to go
now but up. If rates rise to 7.5% (still historically low), home
prices would have to fall almost 20% more to offset the
difference in monthly payments. At current rates hovering
around 5%, a $200,000 home with 5% down will cost just over
$1,000 per month (excluding taxes and insurance). At 7.5%,
that same home would cost over $1,300 per month. If interest
rise, you would have to purchase a home under $160,000 in
order to stay at the $1,000 per month payment,
Set aside your uncertainties. Speak with an agent who can
help you determine your financial footing and show you an
inventory of well-suited homes matched to your particular
goals.
