There has been expressed during
tbe past month a fear that Amerl
cus real estate was getting too high
In price, that It was reaching a fic
titious value, and that a reaction
rnuet follow wbloh would prove
dieastrous to the growth of our
city.
This fear has no doubt arisen
from the fact that Americus real
estate has rapidly advanced
value during the past twelve
mouths, in many Instances tbo ad
vance being from one hundred to
two hundred per cent.
There is uo ground for each fears,
aud the expression of them at this
time Is calculated to Impede our
growth, for our rapid growth has
attracted the attention of investors,
and such talk will have the tendon'
cy to make them think that ours Is
a mushroom growth, when the fact
is that our growth has been more
steady and substantial than it has
ever been.
It must be remembered that two
or three years ago the value of real
estate In Amerlous wa. very low-
in fact it was nominal only, asjbut
few sales were made, and there was
no demandjfor real estate os an In
vestmeut. It Is not at all wonder
ful, then, that when the demand
came there should be a rapid ap>
preclatlou Iu values; In fact, this
appreciation lu values was but
placing our property ou a real basis
of value, as It had hitherto had
comparatively nocommercial value,
To-day real estate In Americus Is
comparatively not aa high as In
Cnrdele, Richland and other grow,
lng little towns In this section,
That the prices are not speculative

dwelliugs being erected in every
portion of the city. The organize
tlon of new enterprises and the
erection of manufactories has drawn
to the city a large increase of popu
latlon which must be provided with

Another reason which may be
advanced as showing that prices are
not speculative is the fact that our
sales have almost without excep
tlou been made for cash to parties
having surplus money to Invest
There have been no option Bales,
the parties depending upon an im
mediate re-sale for the money with
which to pay for their purchase.
The truth is, that real estate lu

in any other city of similar size lu

out ou account of high prices,
Good building lots on desirable
streets can be bought for from $50
to' $300, while there Is scarcely
town In this section where residence
lots oau be purchased for the same
price.
It is true that considerable prop
erty that a few months ago was con,
sldered comparatively valueless is
now being sold at good prices, but
this has been brought about by an
Increased demand for building lots,
and Is a healthy sign of growth
With tbe organisation of new in
dustries, the large amount of build,
lng now contracted for, desirable
residence and building property
must naturally Inorease In value.
Indeed, we can look for an Inorease
of from thirty to forty per cent.,
and then property In Americus will
not be relatively as high as in i
number of smaller towns surround,
lng us.
There has at no time been a dis
position on the part of tbe property
owners of Americus to boom real
estate to a ficticious value, and tbe
fact that cash Is demanded on all
sales shows that they have faith In
their holdings, and are in no hurry
to dispose of them.

asked of a dozen shrewd politicians
from as many different counties,
while In Atlanta the other day.
“Mixed; can’t tell anything about

candidacy had created quite a sen
sation, it was impossible as yet to
determine what the effect would be.

can keep up with.

telling where the end will be.
For investment, profitable and
secure, the capitalist can find no
advantages Superior to Americus.
But why enumerate? Every
body knows that Amerlous is the

ing. As a consequence, our city It
natnrally growing at a most grati
fying rate.
