contained in a Security Deed given by Jean
Marie Prather to America's Wholesale Lender
(America's Wholesale Lender being the
registered trade name entity of Countrywide
Home Loans, Inc., as reflected by that certain
trade name registration recorded on April 11,
1996, in Book 2, Page 81, of Pickens Country,
Georgia), dated May 22, 1998, recorded in
Deed Book 300, Page 485, Pickens County,
Georgia Records, conveying the after-
described property to secure a Note in the
original principal amount of Fifty Thousand
Two Hundred Fifty and 0/100 Dollars
($50,250.00), with interest thereon as set forth
therein, there will be sold at public outcry to
the highest bidder for cash before the
courthouse door of Pickens County, Georgia,
within the legal hours of sale on the first
Tuesday in May 2004 the following described

The debt secured by said Security Deed

Under and by virtue of the Power of Sale
contained in the Deed to Secure Debt from J.
Charles Edwards and Deborah Edwards to
Jasper Banking Company dated January 21,
1999 and recorded in Deed Book 321, Page
540, in the offices of the Clerk of the Superior
Court of Pickens County, Georgia (the
"Security Deed 1 '); and pursuant to that certain
Order Dismissing Case with Prejudice enter
March 2, 2004 in that certain Chapter 13 Case
No. 03-22751-REB, filed in the United States
Bankruptcy Court Northern District of Georgia,
Gainesville Division; the undersigned will sell
at public outcry to the highest and best bidder
for cash before the door of the Courthouse of
Pickens County, Georgia, during the legal
hours of sale, on the first Tuesday in May
2004, the following described real property, to

All that tract or parcel of land lying and
being in Land Lots 48 and 49, 23rd District,
2nd Section, Pickens County, Georgia,
containing 6.523 acres with improvements
thereon, having the shape and dimensions
and being subject to the easements shown on

LESS AND EXCEPT the property
described in the Quit Claim Deed from Jasper
Banking Company to J. Charles Edwards and
Deborah Edwards, dated December 31, 2002,
filed January 2, 2003 and recorded in Deed
Book 492, Page 498, Pickens County,
Georgia records.
The debt secured by the Security Deed is
evidenced by a Renewal Note dated July 19,
2002, executed by J. Charles Edwards and
Deborah Edwards to Jasper Banking
Company in the original principal amount of
$291,753.12 (the "Note"), plus interest from
date on the unpaid balance until paid, and
other indebtedness.
Default has occurred and continues under
the terms of the Note and Security Deed by
reason of, among other possible events of
default, the nonpayment when due of the
indebtedness evidenced by the Note and
secured by the Security Deed and the failure
to comply with the terms and conditions of the
Note and Security Deed. By reason of this
default, the Security Deed has been declared
foreclosable according to its terms.
The above-described real property will be
sold to the highest and best bidder for cash as
the property of J. Charles Edwards and
Deborah Edwards, the proceeds to be applied
to the payment of said indebtedness,
attorneys' fees, and the lawful expenses of
said sale, all as provided in the Note and
Security Deed. The sale shall be subject to
the following: all outstanding ad valorem taxes
and/or assessments, if any; possible
redemptive rights of the Internal Revenue
Service, if any; and all other prior
assessments, easements, restrictions or
matters of record.
To the best of the undersigned's
knowledge and belief, the real property is
presently owned by J. Charles Edwards and
Deborah Edwards.
