Pickens County, Georgia records; as
last transferred to or acquired by
Federal National Mortgage
Association (“Fannie Mae”), a corpo
ration organized and existing under
the laws of the United States of
America, conveying the after-
described property to secure a Note
in the original principal amount of $
171,000.00, with interest at the rate
specified therein, there will be sold by
the undersigned at public outcry to
the highest bidder for cash before the
Courthouse door of Pickens County,
Georgia (or such other area as desig
nated by Order of the Superior Court
of said county), within the legal hours
of sale on February 07, 2017 (being
the first Tuesday of said month
unless said date falls on a Federal
Holiday, in which case being the first

Pickens County, GA in Plat Book O,
page 255. Said plat and the record
thereof are herein incorporated for a
full and complete legal description.
Together with a nonexclusive
easement over roads in the various
phases of Eagles Nest Ridge provid
ing ingress and egress access to the
public road known as Eagles Perch
Road, a/k/a Old Ballground Road; All
as filed in the Superior Court Records
of Pickens County, GA incorporated
herein by reference and made a part
hereof.
Pursuant to that Declaration of
Covenants, Conditions and
Restrictions for Eagles Nest Ridge
recorded in Deed Rook 129, page
272, Clerk's Office Pickens Superior
Court. The above described property
is subject to that Declaration of
Covenants, Conditions and
Restrictions and the provisions of
said declaration are incorporated
herein and made a part hereof by ref
erence.
“Caveat the internal subdivision
roads over which the subject property
will enjoy access easement as
depicted on the plat of survey herein
refereed to, are private roads intend
ed to remain private and so far as the
County is concerned are to be main
tained exclusively by the abutting lot
owners. Pickens County does not
accept them as part of the county
road system and does not agree to
expend any county funds for their
installation, maintenance, repair or
improvements.”
The debt secured by said
Security Deed has been and is here
by declared due because of, among
other possible events of default, fail
ure to pay the indebtedness as and
when due and in the manner provid
ed in the Note and Security Deed.
The debt remaining in default, this
sale will be made for the purpose of
paying the same and all expenses of
this sale, as provided in the Security
Deed and by law, including attorney's
fees (notice of intent to collect attor
ney's fees having been given).
Said property is commonly known

30107 together with all fixtures and
personal property attached to and

objections to the petition known. This
is a summons requiring you to appear
in Court on this date and to show
cause why the children should not be
dealt with according to the law.
If at trial, the Court finds that the
facts set out in the Petition to termi
nate your parental rights are true and
that termination of your rights will
serve the best interests of your chil
dren, the court can enter a judgment
ending your rights to your children in
your absence. A parent is not there
after entitled to notice of proceedings
for the adoption of the children by
another nor has he or she any right to
object to the adoption or otherwise to
participate in the proceedings. If the
judgment terminates your parental
rights, you will no longer have any
rights to your children, meaning you
will not have the right to visit, contact,
or have custody of your children, or
make any decisions affecting your
children or your children's earnings or
property. Your children will be legally
freed to be adopted by someone
else. Even if your parental rights are
terminated: (1) You will still be
responsible for providing financial
support (child support payments) for
your children's care unless and until
your children are adopted; and (2)
Your children can still inherit from you
unless and until your children are
adopted.
This is a very serious matter. The
relief being sought by the Petitioner is
to obtain an order which will termi
nate your parental rights of the minor
children. The children and other par
ties involved may be represented by
a lawyer at all stages of these pro
ceedings. You should contact an
attorney immediately so that you can
be prepared for the court hearing.
You have the right to hire an attorney
and to have him or her represent you.
If you cannot afford to hire an attor
ney, the court will appoint an attorney
if the court finds that you are an indi
gent person. Whether or not you
decide to hire an attorney, you have
the right to attend the hearing of your
case, to call witnesses on your
behalf, and to question those wit
nesses brought against you.
