Tax Hints for Car and Home Owners

Your home and you car may be the source of deductions that will
y ° U J federal , income‘ax. It is important to check all possible de
ductloni because of the savings involved. If you are in the lowest bracket
you can * n deductions may mean a dollar In your
pocket. For persons with higher — —— y
incomes the possible savings are
even greater.
The interest on a mortgage is
deductible on your federal tax re
turn. In most cases, payments to
a bank include both interest and
principal; as the mortgage is re
duced the interest is less and a
larger portion is applied to the prin
cipal. Only the interest is deduc
tible in the case of your residence.
Rea! Estate Taxes
Sometimes the monthly payment
•Iso includes an additional amount
which the bank holds for the pay
ment of taxes, insurance, etc. In
this case the bank is acting as your
agent in paying tax on your prop
erty. Real estate taxes paid by the
bank for you are deductible as if
you had paid them directly.
If your borne had been damaged
by fire, storm or flood, your loss not
covered by insurance is deductible.
The amount of the loss is calculated
by comparing the fair market value
of the property just before and just
after the casualty. This loss, or the
cost of the property, whichever is
lower, is reduced by any insurance
recovery to determine the loss for
tax purposes.
When large amounts are In
volved it may be wise to have an
expert appraisal made immediately
after the casualty.
When You Sell a Home
You are not allowed to deduct
any loss you may suffer on the sale
of your personal residence. How
ever, you may be required to pay
tax on a gain resulting from selling
the house at a profit.
If, however, you buy and occupy
another home within one year, be
fore or after, the gainful sale of
your former home, you are not
taxed on the gain at the time of the
sale. Alternatively, you can start
construction of a home within a
year, and occupy it within 18
months after the sale of your old
home. If the new home costs as
much as you received for your old
one (with allowances for certain
“fixing-up” expenses), you are not
taxed on the gain. If your new home
costs lest, the gain is taxable to
tha extent of the difference*. In any

A common deduction to many
taxpayers’ returns i* for state gas
oline tax. It is best to keep a rec
ord of your gasoline purchases dur
ing the year, but if you don’t have
such a record you can still make
a reasonable estimate.
If you had a collision, you may
be able to deduct for the damage
to your own car not covered by in
surance. Although driving may
have been faulty, you are entitled
to the deduction if the accident was
not due to your negligence.
Such a loss, or loss from fire,
theft or other accidents is deter
mined in the manner described
above in connection with damage
to a house.
The instruction book which comes I
with your tax forms gives further
information. Help is also available
by telephone or at offices of the In
ternal Revenue Service. The Rev
enue Service urges you to consult
a properly qualified advisor if you
decide to seek outside help.

Extension Service forester, made
j that statement this week in sug
i gesting to farmers that “now is a
good time to thin your pines.”
The University of Georgia Col
lege of Agriculture worker said
many farmers are able to do their
own thinning during this time of
year. “By doing their own cut
ting and hauling,” he stated “hey
can greatly increase profits from
thinning.”
Walker said trees should be
selected and marked before they
are to be cut. “Marking,” he con
tinued, “may be done by he

tants, or by the farmer himself.
The Extension forester continu
ed that, regardless of who does it,
he should first consider the re
moval of diseased or insect-dam
aged trees. “These trees are likely
to die anyway.”
Walker said spacing is “very
important,” and added: “The
more vigorous higher quality
trees should be given more grow
ing space.”
It was pointed out that poor
quality trees which are crooked,
forked, or excessively limby
should be considered for remov«
al. “Os course, some of the bet
ter trgps wilThave to be removed,
too, when they are too elose to
gether.”
In spacing, Walker said a good
'“rule of thumb” is “D times 1.75”.
He explained that the “D” is the
diameter of the tree at breast
height, with the inches expressed
as feet. “For example,” the for
ester continued, “ if the trees
were all about six inches in dia
meter, the spacing should be
about. 6 x 1.75 — or 10.5 feet
apart.”
If the landowner is not going
to do his own thinning, it is im
portant to have the trees marked
and measured before selling. “By^
doing these two things,” Walker
stated, ‘"he will have a much, bet
ter stand of trees in the future
and probably .will be able to make
a much better- sale by knowing
just how much he has to sell.”
He added also that a written
timber contract likely will result
in a better understanding be
tween the buyer and the seller.
The average cost per serving
of ready-to-eat cereals is about
one and one-half cents to four
cents, according to Mrs. Betty
Alexander, consumer education
specialist, Agricultural Exten
sion Service.
