Right Way Is The Easy Way
While we don’t hesitate to
trade in our cars for new mod
els every few years, we’re lia
ble to keep putting off the
acquisition of a home—no mat
ter how badly our families may
need it.
Probable sources of this par
adox are obvious: 1) Natural
hesitance to “plunge” into
what we believe will be the
largest single investment of
our lifetime 2) Supposition that
an element of risk may be in
volved 3) Belief that purchase
or construction of a dwelling is
a lot more bother than a trip
to the auto dealer.
What we really fear is a
“venture into the realm of the
great unknown.” What we
should realize is that with a
fair working knowledge of the
mechanics involved, the ac
quisition of a home can be
greatly simplified, the cost
minimized and no gamble will
be involved.
Here is the Southern Pine
Association's list of suggestions
for hesitant home buyers:
1) COST: True ... a home
may be the largest investment
we’ll ever make. But, unlike
cars and other commodities, the

expense is the only one of its
kind we’ll ever incur and the
asset is permanent—if we act
wisely. Variety is the essence
of home building today, and
there are types within reach of
virtually every level of in
come. Some good “second
homes” actually cost less than
new cars and the methods in
volved are readily adapted to
“first homes.” Moreover,
there's no need to gamble or
sacrifice quality—even on the
smallest budget.
2) ELIMINATION OF RISK
Taking the “gamble” out of
home buj'ing and assuring min
imum ownership costs are cer
tainly no more difficult than
making a choice between car
models. The main thing we
need to be sure of is structural
soundness. The quality of the
structural framework deter
mines safety of the home and
its occupants, permanence,
tightness (which has a tremen
dous impact on air and heat
conditioning costs); appearance
and durability of finish, such
as flooring, wallpaper and plas
ter. Even the factor of paint
retention on the house exterior
greatly depends on the struc
ture.
3) QUALITY AND ECONO
MY: The fact that the structur
al framework is hidden from
view in the completed house
should not blind us to its im
portance. Even when the outer
walls are surfaced with other
materials, the structure is near
ly always of lumber. Good
quality lumber — “pre-shrunk”
by proper seasoning —is the
best possible assurance of safe,
permanent shelter and mini
mum maintenance costs. All
lumber amounts to only 10 per
cent of the total house cost,
and the right kind is readily
afforded —even on a modest
budget. Moreover, good quality
permits employment of wood

GEORGIA DEPARTMENT OF COMMERCE
Riding through the moun- i
tains of North Georgia these i
glorious fall days has been a ।
favorite pastime of Georgians
and out-of-state tourists.
One of the most picturesque
drives is through Chicamauga
National Military Park in the
northwest tip of Georgia. This
battlefield, along with the
Chattanooga Park, is the oldest
and largest of the national mili
tary parks in the United States.
The view along the winding
road of Highway 27 is that of
battleline tablets, stone regi
mental markers and memorial
and headquarters monuments,
totaling 1892 in number. The
woods and fields in the area
trussed rafters and other struc
tural components that reduce
construction costs. The grade
mark on Southern Pine indi
cate* the lumber has been pro
perly dried and “pre-shrunk.”
4) RIGHT PROCEDURE: In
having a home built, we should
employ a contractor with a
reputation for good work; in
buying one second hand, con
tract for a thorough profession
al appraisal. Competent indi
viduals and services are readi
ly available. It’s also a simple
matter to check the neighbor
hood prior to site selection.
Proximity to schools, shopping
areas, tec.; extent of taxes,
public services and the like
are eaaily ascertained. We
should also find out whether
the neighborhood is threatened
by invasion of undesirable fac
tories or butinesses which could
impair residential prop ert y
values.
