FARM LOANS
Besides making loans on the 5 and 10 year plan with the privilege to the borrower of making
payments on the principal at any time and stopping inserest on the amount paid, we can also make
jOaus on farm lands for a term of twenty (26) year.4, on what is known as the
RURAL CREDIT OR AMORTIZATION PLAN
On this plan there are 20 annual payments of $9.44 on every $100.00 borrowed. If \ou borrow
$1,000.00 you would pay $94.40 every year for 20 years; that is there would be 20 notes, each for
$94.40 and one would become due every year. There would be no separate interest paymenU;every
$94.40 payment covers both principal and interest. When these 20 notes have been paid you are
done; your $1,000 mortgage is paid in full and will be cancelled and satisfied of record and returned
to you. But you need not wait 20 years to get out of debt; you oan pay any number or all of these
20 notes AT ANY TIME, aud the Company will discouut those that have not yet become due at
6J4 per cent per annum.
ILLUSTRATION:- Suppose you borrow 81,000 and decide to pay only one note a year, (a 1
though you can pay as you want to), then at theeudof 20 years you will have paid 20 time*
$94.40, or $1,888.00. Subtract $1,01)0, the amount you borrowed, and that leaves $888.00, which
would be the interest you paid during the 20 years. Dividing this $888.00 by 20 gives $44.40,
which is the average yearly interost you have paid. Now $44.40 per year is just a fraction over
4 per cent interest on $1,000, but as you would each year be paying a small part of the principal
(each note cevera interest and part of the principal), you would not have the use of the whole prin
cipal for 20 years; and taking this into consideration tne interest rato figured on the money you
are actually having the use of would, of course, be higher than 4 per cent, but would only be a
fraction over 6 per cent. However, hardly any farmer would save the small sums payable annual
ly on the principal; in other words, by every year making a small payment on the principal, the
borrower every year is putting away a small part of his savings where he cannot spend it; he would
hardly feel this and it would gradually put bim out of debt.
Suppose you borrow the #1,000 from a neighbor at 7 per cent interest, and suppose he lets you
keep the money 20 years. Al the end of 20 years you will have paid him $1,400.00 interest alone
and if you then pay him the $1,000 principal, which you still owe. you will have paid him a total
of $2,400.00. On our plan you would pay only $1,888, but you would be paying the money back
in annual installments, a privilege your neighbor might not be willing to give you.
Other advantages of our plan are: (l) Yon will have financed your debt once for all; you will
get rid of having every year or every few years to make new "arrangements," to get renewal?,give
new papers, etc., every time having to pay expenses, commissions, etc. (2) Some years you may
be able to pay two or more notes, and so save the discount; the following year there may be a crop
failure, and then you will have nothing to pay, as you paid that year's note the year before. In
fact, if you desire you can always keep a year or two ahead in your payments.
Under the government plan the loan is for 35 years; under our plan the loan is for 20 years
Under the gavernment plan you to some extent become responsible for what the other members
borrow; under our plan there is no such liability. Under the government plan you are not per
mitted to pay back any of the principal before theend of 5 years: under our plan you can begin
paying back at any time. I uder the governraent plan you must actually live on the land on which
you make the loan; under our plan this is not required. Under the government plan you roust
use the borrowed money for specific purposes; under our plan this is not required.
In our opinion this is one of the moat attractive loan propositions that has been made fer an
energetic and proeressive farmer who wants to (1) consolidate all hia debts into one and get plen
ty of time in which to pay it; or (2) make improvements on his place; or (3) purchase additional
equipment for his farm; or (4) get some funds to operate with.
