The mortgagor covenants and agrees
so long as this mortgage and the said

a certain security deed conveying:

and being in the County of Houston,
State of Georgia, and being more partic
ularly described in the exhibit hereto at
tached, marked Exhibit “A" and by refer
ence made a part hereof.

All that real estate in the City of Perry,
Tenth Land District, Houston County,
Georgia, in Land Lot 81, known and
designated as Lot 27 in Block “C“,
Subdivision, according to a plat of sur
vey of Portion of Camelot Subdivision
made by Milton Beckham, Surveyor, as
rivised on March 22, 1973, a copy of
said plat being of record in Map Book 16,
page 80, Clerk's Office, Houston Supe
rior Court. Said plat and the recorded
copy thereof are hereby made a part of
this description by reference thereto.
Also, the following property (which the
parties hereto agree are fixtures and
part of the realty herein conveyed) now
located in and upon the real estate
hereinbefore described, to-wit: One Hot
Water Heater.
To secure an indebtedness evi
denced by a promissory note, dated
April 18, 1979, which security deed is
recorded in the Office of the Clerk of the
Superior Court of Houston County,
Georgia, in Deed Book 549, Pages 43-
WHEREAS, FICKLING & WALKER,
INC. conveyed, transferred and as
signed on the Ist day of May, 1979, to
FEDERAL NATIONAL MORTGAGE AS
SOCIATION all its right, title and interest
in and to said security deed, the real
estate described therein, and the in
debtedness secured thereby, together
with all the rights, powers, options and
privileges granted in said security deed
and the note secured thereby, which as
signment is recorded in said Clerk's Of
fice in Deed Book 549, Page 780; and,
WHEREAS, default has occurred in
the payment of said indebtedness ac
cording to the terms of said note and se
curity deed, authorizing acceleration of
maturity and the exercise of the power of
sale contained therein.
NOW THEREFORE, pursuant to the
terms of said security deed, the note
secured thereby, and in exercise of the
power of sale contained therein, the un
dersigned will offer for sale to the high
est bidder for cash at public outcry the
above described property on the first
Tuesday in March, 1991, to-wit: March

Because of default in the payment of
the indebtedness, secured by a Deed to
Secure Debt executed by Lonnie Joiner
and Kimberly D. Joiner to Fairfield
Financial Associates of Macon, dated
the 28th day of April, 1989, and recorded
in Deed Book 841, Page 348, Houston
County, Georgia Records, and trans
ferred to Decatur Federal Savings and
Loan Association by Assignment of Note
and Security Deed, dated the 28th day
of April, 1989, and recorded in Deed
Book 841, Page 355, Houston County,
Georgia Records, the undersigned, De
catur Federal Savings and Loan Associ
ation, pursuant to said deed and the
note thereby secured, has declared the
entire amount of said indebtedness due

veyed subject to Protective Covenants
as contained in instrument of record in
Deed Book 815, page 361, Clerk's Of
fice, Houston Superior Court; also, sub
ject to an easement for drainage and
utility purposes over, upon and across
the rear or westerly ten (10) feet of sub
ject property as shown on the aforesaid
recorded plat of survey.

with all fixtures and other personal prop
erty conveyed by said deed.
