described instrument (hereinafter
referred to as the 'Security deed"):
Security Deed from John W. Johnson
and Connie M. Johnson to C&S Real
Estate Services, Inc., dated July 31,
1989, and recorded in Deed Book 851,
Page 61, and recorded in Deed Book
856, Page 578, Houston County
Records,
conveying the after-described
property to secure a Note in the original
principal amount of FORTY THOUSAND
SIXTY SIX & NO/100 DOLLARS
($40,066.00), with interest thereon as
set forth therein, there will be sold at
public outcry to the highest bidder for
cash before the courthouse door of
Houston County, Georgia, within the
legal hours of sale on the first Tuesday
in March, 1993, the following described

tenth Land District of Houston County,

recorded in Plat Book 27, Page 63,
Clerk's Office, Houston Superior Court.
Said plat and the recorded copy thereof
are hereby made a part of this
description by reference thereto for all

The debt secured by said Security
Deed has been and is hereby declared
due because of, among other possible
events of default, failure to pay the
indebtedness as and when due and in
the manner provided in the Note and
Security deed. The debt remaining in
default, this sale will be made for the
purpose of paying the same and all
expenses of this sale, as provided in the
Security Deed and by law, including
attorney's fees (notice of intent to
collect attorney's fees having been
given).

any outstanding ad valorem taxes

Superior Court, transferred to Federal
National Mortgage Association, at Deed
Book 530, Page 816, Clerk's Office,
Houston Superior Court (hereinafter
called "Lender"). Grantee herein
covenants and agrees to pay the note
secured by the Lender's deed,
according to all the terms and conditions
thereof. If Grantor herein is current in
the payment of installments due to
Grantee herein as provided by the note
secured by this Deed to Secure Debt,
and if Grantee herein defaults in any
payment due Lender herein, Grantor, at
his option, may cure said default by the
payment of toe portion of sid debt then
due under the Lender's deed and deduct
said amount plus five percent of said
amount so paid from the balance of the
debt due Grantee and credit for said
payment by Grantor will be applied to toe
next installment due to Grantee
pursuant to the terms of the note
secured herein and Grantor herein is
deemed not to be in default of the note
secured hereby or under any terms and
conditions of this Deed to Secure Debt if
Grantor makes said payment due to
Lender to cure a default by Grantee
herein.
This property is also subject to that
certain Deed to Secure Debt from
Randolph A. Campbell to CB&T Bank of
Middle Georgia recorded in Deed Book
885, Pages 117-118, Clerk's Office,
Houston Superior Court. The sale
thereof will be subject to both the deed
to secure debt referred to in this
paragraph as well as the deed to
secured debt recorded in Deed Book
530, Page 116-120, said Clerk's Office.

payments of the Note and Deed to
Secure Debt obligations to either CB&T
Bank ,of Middle Georgia or Samuel A.
Buzzeil shall constitute a default of

The said Randolph A. Campbell has
been provided a copy of the Note and
Deed to Secure Debt, as well as a copy
of this Notice of Sale by registered mail.
Said property will be sold as the
property of Randolph A. Campbell by toe

Grantee, dated December 21, 1984,
recorded in Deed Book 672, Page 705,
Houston County, Georgia Records; said
Deed to Secure Debt having been
transferred to Federal Home Loan
Mortgage Corporation by instrument of
record in Deed Book 856, Page 240,
Houston County, Georgia Records ; said
Deed to Secure Debt having been given
to secure a note dated December 21,
1984, in the original principal amount of
$75,000.00, there will be sold by the

As default in the payments due on

occurred and Grantee has declared the

Secure Debt due and payable. Notice
has been given of intention to enforce
provisions for collection of attorney's
fees and foreclosure in accordance with
legal requirements and toe terms of the
Deed to Secure Debt and Note. The
indebtedness remaining in default, toe
sale will be made for the purpose of
applying proceeds thereof to the
payment of the indebtedness secured
by the deed to Secure Debt, accrued
interest and expenses of the sale and
other sums secured by the Deed to
Secure Debt including attorney's fees,
