Natural birth center
gets city’s initial nod
Zoning board to consider
new Ingles gas pumps Wed.
BY DIANE
GLIDEWELL

Forsyth Planning &
Zoning Board voted on
Monday, Nov.
28 to recom
mend approval
of variances for
construction of
the OBGyne
Birth Center
for Natural
Deliveries on
the corner of
Martin Luther
King Jr. Drive
and Brookwood
Drive. The vari
ances will go
before city council for
final approval.
Kamal Azar of Azar-
Walsh Architects,
the company design
ing the Birth Center,
told the board that
it is necessary to
change some of the
initial plans because
Georgia Department
of Transportation will
not allow a curb cut on
Martin Luther King Jr.
Drive without a 300’
setback. The new plan
is for two driveways on
Brookwood Dr.
Azar asked for a 25’
rather than 40’ setback
along the side that will
adjoin a residential
area. There will be a
seven-foot wooden fence
and gardens between
the Birth Center and
adjoining property.
The change is in the
placement of the build
ing on the property
to allow ingress and
egress from Brookwood
Dr. with room for a
6’ turnaround for an
ambulance. There will
be a 5’ variance from
Brookwood and a 2 1/2’
variance on landscap-
ing/green space.
“It will look like a
residence. Setbacks are
the only way we can
make it work,” said
Birth Center because of
survey work he did at
the site. He said he did
not feel there was any
conflict of interest at

Drawings of the birthing center planned for MLK Drive.
Azar. “There will be a
lot of gardens, especial
ly looking out from the
birthing rooms.”
He said that the
building design is
complete and ready
to hand over to engi
neers to proceed. Azar
said that the design of
the medical facility is
closely regulated by the
state and has fulfilled
state requirements.
There are two ob-gyn
physicians who will be
operating the Birthing
Center.
Members of P&Z
voting on the recom
mendation were Martin
Presley, George Emami
and Steve Coleman.
Board members
Jennifer Taylor and
Ralph Ogletree were
not present.
“I think this is going
to be such a wonderful
addition to the neigh
borhood,” said Presley.
“I want to compliment
you on the building
design,” Emami told
Azar.
Steve Coleman said
he abstained from ear
lier votes related to the
this time but wanted to
note that he had done
work on the site earlier.
In other business,
the board planned to
meet on Wednesday,
Dec. 7 at 5 p.m. to hear
requests from Ingles
Market in connection
with adding gasoline
islands if the Ingles
representative is avail
able.
The board discussed
what it should do in
finding someone to fill
Ogletree’s seat on the
board if he is unable to
return after his illness.
Jonathan Connell
of the Middle Georgia
Regional Commission
talked to the board
about work on updating
the city’s planning &
zoning ordinances. The
board set a meeting
for Tuesday, Dec. 20 at
1 p.m. to work on the
ordinances, particular
those dealing with the
corridor overlay.
