George and Denise Emami, center, cut the ribbon at The Cottages at Rocky Creek with
family, friends and community leaders checking out the new life-style option of a tiny
home community.
Monroe County expects big
demand for new cottages

The tiny homes feature granite countertops, stainless steel appli
ances and quality woodwork among other amenities.
Monroe County cel
ebrated the opening of
its first tiny home de
velopment with a rib
bon cutting sponsored
by Forsyth Monroe
County Chamber of
Commerce on Thurs
day, Oct. 6. A steady
stream of individuals
from Monroe and
surrounding counties
came to imagine what
day to day life would
be like in a commu
nity scaled back for
those with less posses
sions and fewer people
per household.
The emphasis at the Cottages at Rocky
Creek is on living in quality-constructed
housing in a rural setting without the en
cumbrances of upkeep either for buildings
or grounds.
As he asked a blessing on the lunch of
grilled hamburgers and hotdogs with
trimmings provided for the Open House,
developer George Emami expressed ap
preciation for the people who came, the
beautiful day and all of the people who had
supported the development of the Cottages
at Rocky Creek, including his wife, Denise,
his father-in-law and Uncle Charlie.
Emami said the project management
team and the Prime Point/ Broker team
spent countless hours getting ready for the
opening. He thanked his fellow Monroe
County commissioners for their support.
“I hope they’ll be proud of the final prod
uct,” said Emami. “All the crazy stuff we
daydream can come true.”
The plan for the Cottages at Rocky Creek
is 12 small homes on 10.5 acres, grouped
together on an entry road and cut de sac.
Each little house has at least one tree in
front and a storage shed behind, as well
as landscaping. Two homes are ready for
occupancy and the sites for the other 10
homes are ready for their structures.
The plan is for a rental community to
fill a need in Monroe County where the
housing demand is greater than the sup
ply, especially for those who don’t need or
aren’t ready to own a house. Denise Emami
talked about their vision of a close-knit
community comprised of young people
just moving to Monroe County or just
moving out on their own and older people
who are downsizing and looking for less
upkeep.
The peaceful country landscape on
Smith Road, off of Johnstonville Road but
still close to 1-75, is a compelling asset for
the development. Emami asked prospec
tive renters to bid on how much rent they
would pay for one of the tiny houses. He
said that he was uncertain how to set rent
since there isn’t anything comparable in
Monroe County. Rent will include grounds
maintenance, water and garbage pick up.
Emami said that as he built the houses,
determined to adhere to a standard of
quality equal to that in full size luxury
homes, he found that building codes and
available materials cause many of his ex
penses to be at the level of a full size home.
He said that to every extent possible he
used local workers and local vendors in the
construction.
Emami hopes the tiny homes at 2467
Smith Road will be a big asset for Monroe
County. For more information, call 706-
