WHAT’S UP IN NEW DEVELOPMENT
There's no need for a unifying theme this week, but—this
being Athens—there are plenty of different projects proposed or
going on alt over town. Dive right in below. ..
In the Greenbelt: At 755 Morton Rd.. a project catted Big Shoals
is in the works that would set 16 houses on 170 acres. At a tittle
over 10 acres per tot. this complies with the area's Agricultural'
Residential zoning, which mandates that density. This could be
a sign of things to come for the greenbett around the county. If
more projects tike this come along, most likety marketed towards
people who want some woods around them, then that green-
ringed vision for Athens-CLarfce might become a reality. Will the
folks who proposed the dense traditional neighborhood at 13BO
Newton Bridge Rd. change their plans to have them look more
like this? Probably not, but it doesn't hurt to ask.

Beta) are also planning expansions to their houses, so keep an eye
out.
Park It: A meeting to discuss the renovation of Reese and Pope
Park is scheduled for Thursday, Oct 25, at 6:30 p.m. The .meeting
wilt be held at Hilt First Baptist Church on North Pope Street. The
purpose of the meeting is to review the park's master plan and
solicit feedback from the community. Potential features include
a picnic shelter and a playground. This is an interesting project
since there are few 'pocket parks* in intown Athens; many of our
parks are large-scale ones that you have to drive to. If this renova
tion is successful it might inspire more of them to be established
around town. I'd personally tike to see the triangle formed by
Prince Avenue. Cobb Street, and Harris Street become a new little

ing along in Five Points, being built by the
same group. They consist of six units and
nine units respectively, in three-and-a-haif
story townhomes For an idea of what the
finished product will look like, check out
the townhomes on MMcheil Street. The main
difference is that the parking will be in the
rear, but the scale is pretty much the same.
These two projects are on the edge of multi
family zoned parts of Five Points; two older
single-family homes have been demolished
on Pinecrest, and a row of six houses on
Woodrow Street is slated to be taken out.
Foley Commons will also involve upgrading
an alley that currently services neighbor
ing houses into a paved driveway into the
development.
Change is coming, m the form of townhouses not unlike those on Mitchell Street to the mufti family edges of
Five Points
On the Eastside: The latest version of a
proposal for a site at the intersection of
Barnett Shoals Road and College Station
Road has emerged. The original proposal
there was for 19 units called "The Landing
at Barnett*Shoals.” connecting through to
Forest Road. Now the plans call for College Station to run into
the development, with two street-fronting buildings on Barnett
Shoals, and two more behind those. The two gas stations that sit
there now would be demolished, replaced with 34,000 square feet
of commercial space, including a large pharmacy. The proposed
parking lot isn't exactly friendly to pedestrians, with a maze of
drive-throughs. The Athem-Clarke County Planning Department's
report on this project pointed
to several changes that could
make the plan a bit more
pedestrian-friendly and give
it a more mixed-use feel. The
site is wrapped by single-family
houses on three sides, with an
unclear connection onto Forest
Road. If you live in Green
Acres-Crestwood, this is defi
nitely one to watch closely.
The Milledge Moratorium;
Things are getting even more
difficult for fraternities and
sororities, thanks to a mora
torium for Milledge Avenue
(see last week's City Pages).
No houses can be demolished
or removed for six months on
Milledge between Broad and
Lumpkin, This comes after
Delta Delta Delta bought the
lot next-door to it and sold
the Spanish Colonial house
that stood there to Lee Epting,
who's planning to move the
house elsewhere in town. The
project has progressed slowly,
though, and the house has
been sitting on trailers for several weeks. Meanwhile, Tri-Dett says
it plans to landscape the lot and use it for greenspace, despite
neighborhood rumors that it would be used for parking.
One thing is for sure, fraternities and sororities should oper
ate with a bit more transparency unless they want to keep incur
ring knee-jerk reactions from their neighbors and others in the
park. It was recently acquired (and freshly mulched) by Piedmont
College as part of their purchase of the former home if Prince
Avenue Baptist Church, and it appears to no longer be ;»n overflow
parking lot. Making it a public greenspace would be a nice gesture
to the college's new neighbors. Certainly more small-scale neigh
borhood parks are needed if Athens wants to become a walkable
community.
A Of Note: If you haven't driven down Willow Street between East
Broad and Hickory in the last month or two, you probably should.
The new apartment building there is well underway, and is pretty
large. It wilt certainly change the character of that whole area.
