Sale in a certain Deed to Secure Debt
from Chong Anders to Security Bank of
Houston County, Grantee, dated May
18, 1998, recorded in Deed Book
1344, Page 121, Houston County,
Georgia Records; said Deed to Secure
Debt having been given to secure a
note dated May 17, 2004, in the origi
nal principal amount of $119,139.30,
there will be sold by the undersigned at
public outcry, during the legal hours of
sale before the door of the Courthouse
of Houston County, Georgia, on the
first Tuesday in April to the highest and
best bidder for cash, the following
described property:
All that tract or parcel of land lying
and being in Land Lot 92 of the Tenth
Land District of Houston County,
Georgia, being known and designated
as Lot 42, Block B, Phase No. 1, The
Brantley Subdivision, according to a
plat of survey prepared by Story &
Company, Inc., dated August 20, 1997,
of record in Plat Book 51, Pages 120-
121, Clerk’s Office, Houston Superior
Court. Said plat and the recorded copy
thereof are incorporated herein for all
purposes.
A default in the payments due on
said Note and Deed to Secure Debt
has occurred and Grantee has
declared the entire debt secured by

said Deed to Secure Debt due and
payable. Notice has been given of
intention to enforce provisions for col
lection of attorney’s fees and foreclo
sure in accordance with legal require
ments and the terms of the Deed to
Secure Debt and Note. The indebted
ness remaining in default, the sale will
be made for the purpose of applying
proceeds thereof to the payment of the
indebtedness secured by the Deed to
Secure Debt, accrued interest and
expenses of the sale or other sums
secured by the Deed to Secure Debt
including attorney's fees, and the
remainder, if any, shall be applied as
provided by law.
To the best of the undersigned’s
knowledge and belief the property is in
the possession of Chong Anders and
said property will be sold as the prop
erty of Chong Anders, subject to out
standing ad valorem taxes, street
improvements and easements or
restrictions of record, if any.
The undersigned will execute a
deed to the purchaser at said sale as
provided in the Deed to Secure Debt.

of land situate, lying and being in Land

Block A, Phase Number 2, of a subdi
vision known as Lakewood Estates,
according to a plat of survey of said
subdivision which is of record in Plat
Book 47, Page 142, Clerk’s Office,
Houston Superior Court. Said plat and
the recorded copy thereof are hereby
made a part of this description by ref
erence thereto for ali purposes.
The debt secured by said Security
Deed has been and is hereby declared
due because of, among other possible
events of default, failure to pay the
indebtedness as and when due and in
the manner provided in the Note and
Security Deed. The debt remaining in
default, this sale will be made for the
purpose of paying the same and all
expenses of this sale, as provided in
Security Deed and by law, including
attorney’s fees (notice of intent to col
lect attorney’s fees having been given).
Said property will be sold subject to
any outstanding ad valorem taxes
(including taxes which are a lien, but
not yet due and payable), any matters
which might be disclosed by an accu
rate survey and inspection of the prop
erty, any assessments, liens, encum
brances, zoning ordinances, restric
tions, covenants, and matters of record
superior to the Security Deed first set
out above.
To the best knowledge and belief of
the undersigned, the party in posses
sion of the property is Danny K.
Coleman and Ruth E. Coleman or a
tenant or tenants and said property is
more commonly known as 105 Forest
Lawn. Bonaire, Georgia 31005.
The sale will be conducted subject
(1) to confirmation that the sale is not
prohibited under the U.S. Bankruptcy
Code and (2) to final confirmation and
audit of the status of the loan with the
holder of the security deed.
