promissory note from Albert Brian
Kersey, a/k/a Brian Kersey and
Melinda Youmans Kersey to
Montgomery Bank & Trust, dated
August 19, 2009, in the original
principal amount of $30,863.08,
there will be sold
at public outcry for cash to the
highest bidder before the court
house doors of said county be
tween the legal hours of sale on
November 7, 2023, the first Tues
day of November, 2023, by Stolat
Financial, LLC, as attorney-in-
fact for Brian Kersey and Melinda
Kersey, the following described
property, to-wit: All that tract or
parcel of land, together with all
permanent improvements
thereon and connected therewith,
situate, lying and being in the
1536 th G.M. District, Toombs
County, Georgia, more particu
larly described as Lot 1 of Block
“C” of the B.R. Dickerson Subdi
vision, as shown by a plat of said
subdivision made by W.l. Gray-
bill, Toombs County Surveyors,
and duly recorded in Plat Book 4,
page 456, in the Office of the
Clerk of the Superior Court of
Toombs County, Georgia. Said
plat is by this reference incorpo
rated herein and made a part of
this description.
The indebtedness secured by
said Deed to Secure Debt having
been declared due and payable
because of default in the pay
ment of the indebtedness se
cured, thereby this sale will be
made for the purpose of paying
the same and
all expenses of the sale, including
attorney's fees, notice of intention
to collect attorney’s fees having
been given as provided by law.
A copy of this legal advertisement
(Notice of Sale Under Power)
which was sent to the Advance,
has been mailed by certified mail,
return receipt requested to Brian
Kersey and Melinda Kersey, as
required by Georgia law,
O.C.G.A. §44-14-162.2.
The property will be sold as the
property of Brian Kersey and Me
linda Kersey, subject to the fol
lowing: (1) all prior restrictive cov
enants, easements, right-of-
ways, or encumbrances; (2) all
valid zoning ordinances; (3) mat
ters which would be disclosed by
an accurate survey of the prop
erty; and (4) all
outstanding taxes, assessments,
unpaid bills, charges, and ex
penses that constitute liens
against the property, whether due
and payable or not yet due and
payable.
Stolat Financial, LLC is the holder
of the Note and Deed to Secure
Debt to the property in accor
dance with O.C.G.A. §44-14-
162.2. The person that has full
authority to negotiate, amend,
and modify all terms of the mort
gage with the
debtors and her address is as
follows: Jim Jarocki, and he may
be reached at the Stolat Finan
cial, LLC office, 744 E. Superior
Street, Duluth, MN 55812, or by
telephone at (218) 726-1000. The
foregoing notwithstanding, noth
ing in O.C.G.A.
44-14-162.2 shall be construed
to require Stolat Financial, LLC to
negotiate, amend, or modify the
terms of the Deed to Secure Debt
described herein.
The undersigned reserves the
right to reject any and all bids, to
continue the sale from day to day,
and to withdraw said property
from sale and subsequently to
reoffer same in the event no rea
sonable bid is received and ac
cepted.
To the best of the undersigned’s
knowledge and belief, the party in
possession is Brian Kersey and
Melinda Kersey, tenants, or par
ties claiming under the aforemen
tioned.
The sale will be conducted sub
ject to (1) to confirmation that the
sale is not prohibited under the
U.S. Bankruptcy Code, and (2) to
final confirmation and audit of the
status of the loan with the holder
of the security deed, including but
not limited to a determination that
the loan was not reinstated prior

foreclosure.

Alarm Technician
Southeast Fire & Burglar Alarm Company, a subsidiary of Pineland Telephone Cooperative, Inc.,
is seeking a highly qualified individual to fill the position of Alarm Technician. The individual
selected to join the Southeast/Pineland team will have a primary role of installing,
programming, maintaining, and repairing security and alarm wiring and equipment. All jobs
and tasks must be performed in accordance with relevant codes. Experience in the Alarm
Industry, Information Technology (IT), and/or Electrical experience is preferred but not
required.
Qualifications
Minimum of a high school diploma or equivalent. Must possess a valid driver's license with
good driving record, the ability to lift 25 lbs, work indoors or outdoors through varying
temperatures, and be able to learn and take instruction on a daily basis. Qualified applicant
will undergo background check and drug screening.
Locations
This position will require daily travel throughout the SEFB service area.
