BRASELTON
Braselton Town Council to
hold June 8 public hearing
over Del Webb at Chateau
Elan expansion proposal
The Braselton Town Council will host a public hear
ing June 8 (4:30 p.m.) for a pair of items related to the
proposed expansion of Del Webb at Chateau Elan that
drew packed crowds to the town’s planning commission
meetings in March and April.
The council was originally to hold the public hearing
May 4, but that hearing was postponed to this month at
the request of the applicant, PulteGroup.
Pulte requests annexation and a planned unit develop
ment (PUD) zoning for 14.61 acres in Gwinnett County
and adjustments to the original master plan, approved in
1999, to move forward with expansion plans.
Pulte seeks to develop 28 homes on the annexation
tract as a continuation of Del Webb at Chateau Elan. The
annexation tract would connect the existing Del Webb
at Chateau Elan with two other parcels, already within
the town limits, to construct 255 more homes. Pulte also
proposes a separate residential development of 62 John
Wieland homes.
The Braselton Planning Commission, however, recom
mended denial of both Pulte’s requests during its April
24 meeting.
The town council’s public hearing will be held at the
Braselton Police and Municipal Court Building at 5040
Hwy. 53.

Second round of public
hearings set for major
developments in Hoschton
The Hoschton Council will host a second round of
public hearings June 15 (6 p.m.) for annexations and
rezonings for two proposed large-scale developments in
Hoschton.
The public hearings are scheduled for Hoschton’s new
city hall community center at 65 City Square.
Providence Group of Georgia and Rocklyn Homes
seek the annexation and zoning changes for the respec
tive projects.
Providence Group calls for a planned unit develop
ment (PUD) of 399 residential units on nearly 110 acres
fronting Pendegrass and E.G. Barnett roads, East Jeffer
son St. and West Jackson Rd.
It seeks to annex and rezone a combined 33 acres
fronting Pendergrass and E.G. Barnett roads to PUD.
Shannon Sell, who served as Hoschton’s Mayor from
2020 to 2021, owns 25.6 acres of that land, and Paul and
Brenda Cheek own 7.4 acres.
The property currently holds an agricultural-rural farm
district (A-2) zoning in Jackson County. Additionally,
Providence Group asks to rezone 84.46 acres contigu
ous to the proposed annexation tract from agricultural
district to PUD. Of that acreage, 58.86 acres are owned
by Sell and front East Jefferson St., while 17.86 acres
are owned by West Jackson, LLC, and front both East
Jefferson St. and West Jackson Rd.
Development plans for the proposed PUD call for 291
detached single-family units and 108 townhomes.
On Hoschton’s southern border, Rocklyn Homes re
quests annexation and rezoning of 287.14 acres owned
by Mary Ann Kenerly and New Hope AME Church
along Hwy. 53 from an agricultural-rural farm district to
a planned unit development (PUD) for a major mixed-
use development of 651 single-family lots, 404 town-
home units and 200,000 square feet of commercial space
with 6.6 acres of outparcels.
The project calls for 3.6 acres of civic space and 5.5
acres of church expansion.
The council took no action on these items during its
May voting session due to insufficient notice provided to
allow Jackson County leaders to object to the annexation
requests. City leaders could vote on these requests at its
June 19, 6 p.m. voting meeting.
