the corner is 33.57 acres.
The 36.68-acre tract behind
it has a minimum lot size of
5,400 square feet for the 115
homes.
The residential portion,
according to the propos
al has two exits, one onto
Langston Road and the
other to the seven-acre adja
cent tract which has also at
least another 25 homes and
a second exit onto Langston
Road.
Warner Robins had five
requests for annexation,
which the county did not
object to. One for 21.52 acres
of S. Kimberly Drive and
Park Avenue, and adjacent
to Highland Estates and
Russell Glenn, was even
encouraged.
“It should have been
annexed a while ago,”
said Commissioner Tom
McMichael.
That tract, adjacent to
residential, will be rezoned
from C-l (light commercial)
to R-3 (7,500-square-foot lot
size). Another 52.443-acre
tract in the area of Moody
Road and Willingham Drive
was also annexed with an
R-3 zoning.
McMichael said, “there’s
poor parking land out
there,” referring to the need
for sewer service because
septic tanks will not func
tion properly because of soil
conditions.
Also annexed was a
121.836-acre tract bordered
by Leverette, Smithville
Church roads and Houston
Lake Boulevard, to be zoned
C-2 in the city from C-2 and
R-AG in the county. It is
adjacent to several business
es including McCullough
Funeral Home and the
Circle K. Three tracts were
also annexed to be rezoned
for C-2 at the intersection

behind the future Walgreen’s
at the corner.
The commissioners also
passed an ordinance regard
ingdevelopments on unpaved
roads. The ordinance was
developed in answer to a
moratorium enacted earlier
this year for subdivisions on
dirt roads. The purpose is
to keep subdivisions from
being developed on unpaved
roads, so the county does
not have to build roads for
developments.
The ordinance permits
individuals with large acre
age tracts to subdivide their
property into no more than
five parcels or lots. The
maximum is five lots if the
original tract is less than 10
acres. The minimum lot size
is one acre (43,560 square
feet) and 300 feet wide.
Commissioner Jay Walker
asked if the owner of 500
acres could give one acre
each to six children. The
answer is “not without a
variance.”
Walker abstained from
the otherwise unanimous
vote to adopt the ordinance,
explaining, “because I own
property off a dirt road.”
In other business the com
missioners also approved
three home occupation busi
ness special exceptions. Two

that were unanimous were
so the owners could park
their trucks and trailers
at home, out of sight for a
pressure washing business
at 226 Elliott Drive and for a
landscaping business at 308
lake Joy Road.
The other, for a metal
refinishing operation at 223
Red Bird Circle, Bonaire,
was passed 3-2 with Walker
and Larry Thomson opposed
over concerns about the
chemical used and their dis
posal. The applicant Gary
Hadley said he was doing
metal bluing on guns, with
chemicals that come in small
ounce containers.
He said the request was
for a year or less before he
can move into a storefront
location.
The commissioners also
made two appointments to
the county Planning and
Zoning Commission. Lewis
Meeks was appointed to fill
the unexpired term of Bob
Largent. Meeks is a former
banker and Perry mayor
and currently serves on the
board of Christ’s Sanctified
Holy Church and the Church
Home for the Aged. His term
will expire Sept. 6, 2008.
Dave Smith was appointed
to a four-year term, which
expires Sept. 6, 2010. Smith
has served as a consultant
for Vision 20/20.
