On the 23rd day of June,
2006, Pinnacle Space, LLC exe
cuted a Real Estate Deed to Secure
Debt in favor of Security Bank of
Houston County, securing a note of
even date in the original principal
amount of $1,838,000.00, said in
debtedness being due and payable
in accordance with the terms and
conditions contained in said note,
and said Deed to Secure Debt being
of record in Deed Book 3890, Pages
127-133, Clerk's Office, Houston
Superior Court. Said Deed to Se
cure Debt further served as addi
tional collateral for a note dated July
19, 2006 in the original principal
sum of $9,390,00 and a note dated
June 23, 2006 in the original princi
pal sum of $348,224.66
By virtue of the power of
sale contained in said Deed to Se
cure Debt, there will be sold by the
undersigned at public outcry to the
highest and best bidder for cash be
fore the Courthouse door of Bibb
County, Georgia, within the legal
hours of sale, on the first Tuesday in
April. 2007, same being April 3,
2007, all of the following described
property:
All that tract or parcel of
land situate, lying and being in Land
Lot 217 of the sth Land District of
Houston County, Georgia, and in the
City of Warner Robins, same com
prising 1.53 acres and being a por
tion of Lot No. 162 in Block Np. 32
of the Township of Wellston as
shown on a plat of survey captioned
"Survey for Tom Eaves" prepared by
Robert L. Story, Georgia Registered
Land Surveyor No. 1853, said plat
dated July 1, 2002, recorded in Plat
Book 59, Page 91, Clerk's Office,
Houston Superior Court. Said plat
and the recorded copy are incorpo
rated herein by reference for all pur
poses.
The above described real
property is known as 610 Watson
Boulevard, according to the system
of numbering addresses presently
utilized in the City of Warner Robins,
Georgia,
Also conveyed is all of
Grantor's right, title and interest in
and to that certain “Driveway Ease
ment" running from Watson Boule
vard, along the east line of said real
property, as shown on the plat of
survey described above.
This is the same property
conveyed to Pinnacle Space, LLC
by Warranty Deed from Warner
Robins Building Authority dated July
5, 2002, recorded in Deed Book
2152, Pages 242-243, Clerk's Of
fice, Houston Superior Court.
The debt secured by said
deed to secure debt has been de
clared due because of default in the
payments thereon, and in the due
performance of the covenants
therein contained. The debt remain-
