There will be sold on the
first Tuesday in January, 2008, be
fore the courthouse door in Houston
County, Georgia, during the legal
hours of sale, to the highest bidder
for cash, the following described
property, to-wit:
All that land in Land Lot
194, sth Land District, Houston
County, Georgia, being more par
ticularly described as follows: Begin
ning on the north line of a county
road known as Walker Road at a
point which is 324.35 feet west, as
measured along the north line of
said county road from the west line
of Feagin Mill Road; thence south
89 degrees 00 minutes west along
the north line of said Walker Road
for a distance of 110 feet to the
southwest corner of the land hereby
conveyed; thence north 0 degrees
47 minutes west for a distance of
191.55 feet to the northwest corner
of the land hereby conveyed; thence
north 89 degrees 13 minutes east
for a distance of 110 feet to the
northeast corner of the land hereby
conveyed; thence south 0 degrees
47 minutes east for a distance of
191.15 feet to the point of beginning.
Said land is bounded west by land
of Edward Bayer as shown on a plat
of record in Plat Book 4, Page 245,
Clerk's Office, Houston Superior
Court; north and east by land of Ed
ward Bayer, and on the South by
Walker Road. Said described prop
erty is a part of that property con
veyed by Warner Robins Supply
Company, Inc., to Edward Bayer by
deed dated May 1, 1957, and re
corded in the Clerk(s Office, Hous
ton Superior Court. Said land is a
part of that 7.8 acres according to a
plat of record in Map Book 4, Page
195, Clerk(s Office, Houston Supe
rior Court. Said plat and record
thereof are hereby incorporated
herein by reference for all purposes.
This conveyance and the warranties
hereinafter contained are made sub
ject to any and all restrictions, ease
ments, covenants and rights-of-way
affecting said described property.
This sale will be made un
der the Power of Sale contained in a
deed to secure debt in favor of Sun-
Mark Community Bank, dated Janu
ary 27, 2007 from Sun Chase
Homes, Inc., recorded in Deed Book
4155, Pages 222-225, Clerk's Of
fice, Houston County Superior
Court. Said deed secures a note
payable in monthly installments. De
fault has occurred in the payment,
and the power of sale in said deed
to secure debt has become opera
tive. A copy of the notice of sale is
being given to debtor as required by
O.C.G.A. Section 44-14-162.2. The
proceeds of said sale will be applied
as provided in said deed. Said sale
will also be made subject to all un
paid ad valorem taxes, liens and as
sessments, if any.
To the best of the under
